Valuation by comparable sale requires 2 parties, in an arm's length transaction, to conclude a transaction (a sale). To refresh you: the seller (me) never accepted the high bid, which never reached the pre-set reserve. Your method of valuation is totally wacky. For an extreme example: if I make an offer of $100 for your house, it doesn't mean your house is only worth only a hundred bucks. It only means that someone OFFERED such an amount --which doesn't mean much. Now, the good news. The auction did whip up alot of interest. I am negotiating now with a few companies.
