Bad renters
so my brother rented out a house in BC.
1/2 million dollar place. the people had good references and jobs - but my brother moved to manitoba - 2000Km away. anyway they stopped paying rent after like 3 months so we went out to evict them the stove was ruined - glass top used for hot knifing the microwave (built in one with exhaust fan - not cheap) - was fried and has to be replaced all rugs ruined the fridge was missing the bottom plate the filter on the central air was clogged and had to be changed so the air stopped and they installed a wall unit into a window - all they had to do was chaneg a $10 filter and there was 6 of them there. There was holes in the wall (punched in) They hung all pictures with HUGE screws ruining the drywall - removed 30 of them They NEVER cut the grass - and this neighborhood is litterly like desprite housewives - the neighbors wanted to kill him It's a TOTAL KIDS neighborhood and the neighbors told us he smoked pot and did coke or the like every day on the balcony in front of the kids He NEVER CLOSED the garage door - EVER - with is stuff in there They left 1/2 their stuff and wont answer calls to pick it up - including a washer dryer and the air conditioner and piles of other crap worth hundreds of dollars. and on and on.. the damage was fixable - but this was a 1/2 million dollar high end house for this area (LA people fuck off LOL) don't get it.... worst part is they had 2 little kids and exposed them to drugs every day... that BUGS me. do your shit but don't expose the kids to it. really don't get why they abandoned everything..........

What credit reporting agency did he use to check on them? Experian operates in Canada right? I wonder what their score was.
To rent a nice house in LA you need a beacon score of like 720 If these people really had great credit I doubt they would have done what they did. There is a big difference in quality of people between "pretty good credit" and "really great credit". Oh yeah I know "sometimes bad things hapen to good people, I know my credit is not great but give me a chance to prove myself" blah blah blah cry me a fucking river.Better to leave a property empty than to rent to someone who has less than a perfect rental application. |

I own a glass top stove and I am going to assume they were cooking directly on the burner.
However, these stovetops can be extremely high maintenence. I clean mine on a regular basis and it is still black around the burners. You spill anything on it and it just melts to the stovetop. Gotta have a rag with you at all times. I try keeping it clean while I cook, but my lazy, sloppy, girlfriend has no respect for nice things. |

Take two knives or tongs place them over the hob and get those fuckers glowing redhot.
Get a glass milk bottle, drop a coin in it, place in plastic bag and give it one sharp shake, if you're good you should have a round hole in the side of the bottle. drop a lump of hash on to the knife put it in the bottle quickly, press down with other knife, and suck up the smoke from the top of the bottle. |

My sister is a realtor and owns about 20-25 houses in the inner city for leasing. She runs into the exact same thing month after month with both white trash and black ghetto people. They pay rent for about 3 months then stop.
My pushing to her is to SELL the houses and bail out of it. Really not worth the hastle. Maybe 1 in 10 here in Michigan are responsible renters. |

Shit like this happens all the time. My uncle has 8 properties for rent and he always has people like that. Few years ag he got a call from police telling him to come over to one of his properties. They busted meth lab there. That wasnt fun.

I'm going to put my 2 cents in here. Please make sure your assumptions of their parenting skills is accurate prior to calling childrens services. In your story, you don't mention anything like "neighbors said the kids went hungry, or saw the parents beat them, or hear the kids screaming, or parents threatening to abuse them" Your complaints are regarding drug use of which you personally did not witness, but are getting as second hand information.
Now I don't use coke, nevre have, but I assume since it is a powder that can blow away in the wind...why would they do coke on a balcony instead of inside the house? As for pot/hot knives...well, I don't smoke either, but I can tell you I know a hell of a lot of people in adult and mainstream that DO and have kids, and they are good parents...mind you, they don't smoke in front of their kids, but I am sure at some point they have had contact with their kids when they were a little high, much like coming home from a party with a few drinks in you...doesn't make you a bad parent. In my life I have learned that you don't take what you feel for adults out on their kids......so make sure if you do call the authorities you are calling them because you really believe the child need protection from their parents and not just because you are pissed at their parents...because if that is the case...it is the children who can lose. If taken away when they don't need to be...they could be put in foster care where they are in more danger than they were in their home |

People like that really piss me off because it gives responsible renters a bad name. The last place I rented the owners refused to fix anything or maintain the place in any way because the previous tenants were fuck ups. It took them 3 months to fix the heat which broke in November, was without drinkable water for 5 months because they kept putting off fixing the well and went 5 days without hot water when that broke.
We were good tenants and took care of the place despite the fact they had lied about the utilities in the listing and they lied about cleaning, painting and replacing carpets. The day we got the keys they hadn't done any of the things that they were supposed to and even their realtor said it should have never been rented in the condition they gave it to us.

You will never be able to set a high enough deposit to offset the risk either. I did two higher end rentals before and sold them, I now only do lower end and will never touch another high end place unless the price tag equals out to it being many units at one location. In the rental world credit checks also do not seem to help hardly at all. Every so often the background checks payoff but again they often do not really give you clear story. You just really need to develop your own renters sense and have a good application that asks the right questions. Then again I would never be a vacant landlord again either. One of my prior high end places was out of town and it fucked me over hard and I could of caught some of the damage earlier if I was able to check it out more often. Guess to sum it all up, there is more stable money and much less risk in lower end rentals.

Went through a similar experience, a few people here know what happened... Thing was the renter was a friend.
Now we use a management service for our properties and so far she's been great with screening. |

I had sort of forgotten to put 2+2 together with that when it all went down. Was concerned when you first told me about it, think we talked about it in Atlanta or prior to that. Never had any luck renting to friends or family either.

Do not call C.P.S. Bad renters do not necessarily equal bad parents. Not to mention a house is material and can be repaired. Tearing apart a family is a horror that cannot be undone.

Landlord is already out the missing rent up to the point of eviction and depending on how long it takes to evict them (up to several months here if the tenets know the laws) even more months of rent. Landlord is also out the legal process of the eviction, serving the people, and in this persons case making a complete inventory of all the shit left behind and then the cost of storing it for as long as their given state/countries laws apply. They can of course attempt to take them to court to recoup and hope that the damages and rent do not exceed the limits if small claims. After that collecting is almost fruitless. If you add in bankruptcy, the only thing that changes is well nothing. Your amount owed is just added into their bankruptcy crapola.

that is just ridiculous
I rented out a $900,000 home (fully furnished) in Ohio for a few months and nothing of this nature EVER happened. Except one time a friend accidentally ripped the hand rail off the wall going down into the basement. I had it fixed within 1 week and notified the owner I was renting from. No problem. |

On that note one person who threatened me many times really disgusted me as he felt he was owed before everyone else and not subject to the bankruptcy laws. Esp when I sacrificed the welfare of my family to make HIS payments he was 5 months late on. It really showed me his true colors esp when he kept going to many of my friends spreading lies about the situation and me. In the end the truth will set you free. I would have held to the bankruptcy laws on our agreement, but had he given two shits about me and not be concerned ONLY with himself I would surly if I am blessed to become successful again opened MANY doors for him. Every time he continues to slander me lowers the possibility of me sending opportunity to him in the future in other ways.
