My sister is a realtor and owns about 20-25 houses in the inner city for leasing. She runs into the exact same thing month after month with both white trash and black ghetto people. They pay rent for about 3 months then stop.
Takes about 3 months here to get them evicted so that basically cuts your income in half. Forget about suing them...you get nothing for your win. They ruin the houses, carpets, appliances and more. In a couple houses they took all the inside doors, light fixtures, stove, fridge, carpet from 3 rooms and paneling from family rooms. Total wreck costing about $15K each to fix back up.
My pushing to her is to SELL the houses and bail out of it. Really not worth the hastle. Maybe 1 in 10 here in Michigan are responsible renters.
