san diego real estate
i know lots of you live down there, looks like i'm going to be soon. what are some nice areas 'coming up'. i just need a large 1br / small 2br apartment, like 900sf or something but i want it to be in a nice neighborhood. unfortunately i dont know the place at all so not sure. i know la jolla etc are way too $$$ but theres gotta be somewhere that will be like "the next nice place" or something.

the next big place? yeah, thats temeculah. if you want nice, and in the city, you're looking at well over 1k for 900sq ft. Look in the UTC area.

I love San Diego. If I had to move back to California, that'd be the place I'd want to go.
On the other end, I didn't much like Oakland, but would live there if I got the right job offer. Oy. |

Temecula is a bit out of the way though. If you want to be closer to the city, you may want to check out places like Tierrasanta or Del Cerro, nicer areas with a price tag but I don't think as expensive as La Jolla. Though I have friends in La Jolla that don't have outrageous rent prices, you just need to look around.
I wouldn't buy right now though, I personally think its a bad idea even though I don't know all that much about real estate. Several houses on my block have been on sale for 6+ months and finding a place to rent isn't near as hard as it was 18 months ago. I think prices will drop within the next 18-24 months, just something to think about.

Sounds like you might want to look at Ocean Beach...it's cheap, lots of restaurants and bars too. It's not swanky by any means but it's the best place to be central, by the ocean, and not have to pay La Jolla prices. About 1k for a 1 bedroom i think..

Fuck just move to Tijuana and cross the border! You can get a house on the beach for like $400 and that includes Latina girls to come over as well and strip! If you want a nice place to live for a cheap price in SD then look no further then City Hieghts. Really nice place with good clubs and schools.

Yeah, the real question is what are you looking to pay in rent?
Real estate prices are insane, but renting isn't really *too* bad. If you are hoping for $500 rent or something you better have a bunch of roommates ![]()

Yeah man theres lots of nices places. For example: Pacific Beach, Mission Beach, West Mission Valley, Bay View/Park, North Park, Normal Heights, Hillcrest or even Downtown (if you look and like to live the 'city-lights') you can find relative reasonable prices in nice areas.

They are a bit smaller than regular condos and you still have the apt feel, but its a great way to buy and get a decent deal. There's also a little known city aided program that knocks like 20% of your rent if you say you make under something like 42k. Most all apt complexes have certain apts allocated for this program, its just a matter if something is available. If you're only looking to rent for a little while before buying, be careful not to get locked into a 12 mo lease because of the great deal. It can cost you quite a bit to get out of it if you decide to buy before your lease is up.

may of last year I paid $315k for 1200 sq ft in mira mesa. it appraised at $390k in Dec. I'm looking at moving to north carolina. 4700 sq ft, 10 br, $299k ;)

I live in UTC, bought my place for 150 5 years ago, appraised at 395 now. And it is a 1 bedroom, 2 level, 985 sq foot.
I am looking downtown right now for a place but places like mine rent out for 1500 plus per month and the location is perfect. 5 minutes from almost any place that you would want to go to. If you are young and like a million people around you partying then try PB, if are more mellow but not living on a bottomless budget then go for the UTC. There are tons of cool apartments and you are 5 minutes from the beach. OB is cool if you want a spot where you can walk around and kick it with the locals, but the traffic getting in there can sometimes be a biatch. And forget about places for 350, unless it is in terrible condition and you want to some work. If you got 2500 a month to spend I would go down town, anything less UTC is my call. G

You can rent downtown for way under 2500/month.
I've got a decent sized 1br on 5th and F (kitty corner to Croce's), and I only pay 1395/month. It's pretty noisy down there, but I like the city feel.

looking to buy right when i move there, but im not necessarily going to move there right away. if it makes sense to hold off i can stay in vancouver for a while still. i'm just guessing she'll be working downtown because everyone here does, but really i meant that it cant be like 100 miles out from where most businesses are. smaller condo is no big deal, my current place is 800 square feet on the 30th floor of a high rise here, and hers is about 900 sf not far from here in a smaller building so we're both used to the apartment thing and its no big deal at all. i really want to avoid leases period, my 1 year here is finally up so i can just continue it month to month til i'm ready to move to SD.

don't know where in UTC you're finding condos for $350, and i'd be afraid of what they'd be like if they existed ;-)
when we first moved here we had an apartment in UTC - 2K a month for jets overhead 24 hours a day (from Miramar) and ants that overran the entire apartment and couldn't be killed --- if you're going to land in UTC, DO YOUR HOMEWORK FIRST. we didn't :-( (we broke the lease after seven months because of the ants, and bought in Carmel Valley/East Del Mar - best thing i've ever done, in two years the property value is up at least 50%, and from what a RE broker told my gf today about a house that just sold down the street, it may be closer to 100% very soon :-) |
