![]() These people who take out the kitchen appliances, bathroom sinks & cabinetry in their homes prior to turning the keys over to the bank during a foreclosure... these people fucking piss me off. Clearly they're literally THROWING furniture down the stairs... how the fuck do you get holes punched in the sheet rock at the base of the stairwell?
These fucking losers who take the carpeting... what the fuck are they going to do with the carpeting, anyway? You gonna sell it to some dude on the corner? Sell it on CL? No, they're just trying to make the process miserable for everyone involved. Their perspective is that if THEY can't own the property, then YOU can't own the property either. I've been doing a bit of research on this subject online. Apparently the reason they're taking the appliances with them is because they think they have a right to take them. Apparently nobody explained to them the way commerce works. If it's written into the loan... if it came with the house that you did NOT pay for... then you don't own the fucking appliances... the bank does. How is this such a tough concept for them to understand? Apparently these people blame the banks for "getting them into this situation" and "taking away their homes". They aren't taking away shit. They say the banks are taking advantage of them losing their jobs, etc. Why... why... WHY would you commit yourself to buying a place if you don't have adequate means to pay for it, job or not? And if you don't have a job any longer, is that the banks fault? The bank is just trying to recoup their loss, not trying to displace you. Nobody forced these idiots to buy a property they can't continue paying for. I can't stand the people that look at home ownership as being anything other than having financed yet another possession. You can live somewhere else. You can rent something within your means. That's all controllable by YOU... I don't understand the whole entitlement craze, where these idiots think it's their god given right to own a home by any means necessary, and if the bank wants to take their possessions away from them... well, then they're gonna fuck it all up. They're gonna piss on the floor... they're gonna throw hammers through the walls... they're gonna rip off the counter tops... they're gonna throw their furniture down the stairs. Guess what? They even rip out the central heating and air. These people are like animals. They need to look in the fucking mirror, and maybe take a swift kick in the head. |

We were looking at a place just down the road from us that was a foreclosure - and the people super gutted it, even took the baseboards.
Nobody could get the house, cash or loan, it wouldn't pass inspection - even if you agreed to fix it up - and no inspection means no papers of any kind. So the bank had to fork the money over, and of course once they did the price went back to normal level - but to the fair, they prob put a $100k back into the house.

Another one we went to, the people left everything... but it was like they never cleaned the house the entire time they lived in it. Not even playing, a 1-2 foot tall pile of trash, debris, toys, and other crap covering probably 75% of the floor, and sadly the floor was the cleanest part.
Another one, opened the door and it was filled with..... spiders - door shut, screw that! Some people, live worse than Animals..

Most of the lenders now have a "cash for keys" program that has greatly curbed owners trashing their foreclosure. The lender will have an inspector come out right before the foreclosure date and inspect the home for damage, missing appliances, etc... If it passes then the lender will usually give the owner 2-5k to hand over the keys and vacate the premises.
There have been instances here in the Phx area where people have been caught breaking into homes that have been recently foreclosed on and stealing all the appliances and trying to sell them on Craigslist, hoping the lender thinks the owner did it.

I can see both sides of the story, but at the end of the day look at my neighbor who paid 250K for their place before the bubble popped. They had to put it up for sale at 104K meaning they take a MASSIVE bath. Shit like that will really eat at person and cause them to do some vile shit. Bankers get a record high bonus and you get stuck with being 150ish grand in the red with no bailout in sight. I guess some people just do not wanna go out without a little stress relief.

We've seen a bunch of properties, MetaMan. This one has the least damage, obviously. I had not taken photos of the properties with entirely disassembled and parted-out kitchens.
Few of the REO's had refrigerators, or ranges. Seems as if those are gone 9 times out of 10. Ours fortunately has them intact. |

Something most people forget, you only see the person who lost money on the deal. Usually the "fucked up" houses aren't that hard to fix up if you do that type of work and typically you can get better deals on those because most people are lazy only want to buy the ones in good condition, because the bad ones force them to cry on GFY. Also, stupid home owners don't realize, when the house is fucked up it will sell for less at the foreclosure sale. Not sure if this is state law or for all states but if the foreclosure sale is for less than they people owe the bank could still come after them for the difference. So when they fuck up the house and make it sell for less at the foreclosure its actually hurting their chances of just being able to walk away without having to owe money too. Not to mention kills their credit.

We've been buying foreclosures for a few years now... Probably looked at at least 100 of them so far, there are some nightmares for sure. The worst are the ones where they spraypaint on the walls and shit. No appliances and fucked up walls are just par for the course.

I was renting a place that was being foreclosed on and the landlord told me to take the washer/dryer if I wanted to when I moved out lol. I didn't, but I wish I would have it was a nice brand new set and probably the biggest dryer I've ever seen.

That would have been ok. Washer/Dryer, Refrigerator that is not built into the wall, curtains, etc stuff like that is ok. Ovens, Dishwashers, hot water heaters, ceiling fans, light fixtures, cabinets, etc... shouldn't be removed. Anything that is fixed to the house is part of the house and should stay with the house.
