Idiots that loot foreclosures...
These people who take out the kitchen appliances, bathroom sinks & cabinetry in their homes prior to turning the keys over to the bank during a foreclosure... these people fucking piss me off. Clearly they're literally THROWING furniture down the stairs... how the fuck do you get holes punched in the sheet rock at the base of the stairwell?
These fucking losers who take the carpeting... what the fuck are they going to do with the carpeting, anyway? You gonna sell it to some dude on the corner? Sell it on CL? No, they're just trying to make the process miserable for everyone involved. Their perspective is that if THEY can't own the property, then YOU can't own the property either. I've been doing a bit of research on this subject online. Apparently the reason they're taking the appliances with them is because they think they have a right to take them. Apparently nobody explained to them the way commerce works. If it's written into the loan... if it came with the house that you did NOT pay for... then you don't own the fucking appliances... the bank does. How is this such a tough concept for them to understand? Apparently these people blame the banks for "getting them into this situation" and "taking away their homes". They aren't taking away shit. They say the banks are taking advantage of them losing their jobs, etc. Why... why... WHY would you commit yourself to buying a place if you don't have adequate means to pay for it, job or not? And if you don't have a job any longer, is that the banks fault? The bank is just trying to recoup their loss, not trying to displace you. Nobody forced these idiots to buy a property they can't continue paying for. I can't stand the people that look at home ownership as being anything other than having financed yet another possession. You can live somewhere else. You can rent something within your means. That's all controllable by YOU... I don't understand the whole entitlement craze, where these idiots think it's their god given right to own a home by any means necessary, and if the bank wants to take their possessions away from them... well, then they're gonna fuck it all up. They're gonna piss on the floor... they're gonna throw hammers through the walls... they're gonna rip off the counter tops... they're gonna throw their furniture down the stairs. Guess what? They even rip out the central heating and air. These people are like animals. They need to look in the fucking mirror, and maybe take a swift kick in the head. |
actually i will agree on this with you.
|
cash is king
|
used carpet always kills it on the streets
|
... they even take those cheap ass fake gold, lights, switches, covers, ect.. and truly, wtf are they going to do with all that shit? It's not like they can buy a house or anything to put it in.
On the flip side, if you paid off 5% of your house (not just interest), do you get to take 5% back out, like the windows? Or if you replace the dishwasher because the one in the house went out, who's dishwasher is it? :) |
It's part of the game if you're going to buy a foreclosure...unfortunately.
|
You should have seen the place Gary Kremen got in his settlement with Cohen for ripping off sex.com
That guy not only removed plumbing and electrical fixtures, but had trees marked for removal as well. |
Why not? If you are going down for 7 years you might as well make it really fucked for all of those who will be making cash on your loss.

If you paid off only 5%, you're screwed. If you tried to sell it, the commissions are going to absorb your equity if you tried to sell it yourself. |

I didn't know the previous guy fucked it up like that. That's really sad. |

I love buying foreclosures, it's part of the deal :2 cents:

Imagine if you're going to buy something less expensive... and you currently live in a $1.2m home. Imagine you just took out the refrigerator, range, built in microwave, range hood, counter tops, flooring, carpeting, cabinetry, light switches, light switch plates, light fixtures, ceiling fans, all the sinks, removed the doors, and the furnace and AC... cause you know, fuck the next guy who "capitalizes off your loss". And then that same guy figures he'll pick up a foreclosure in a more reasonable price range... let's say $200k. Well, look at this? All the appliances, the flooring, the fixtures, the ceiling fans... GONE. Just like he did to the next guy, someone else did to him. If everyone just left the shit where it was to begin with, we'd ALL have a much easier time. Seems pretty short-sighted to me. |
We were looking at a place just down the road from us that was a foreclosure - and the people super gutted it, even took the baseboards.
Nobody could get the house, cash or loan, it wouldn't pass inspection - even if you agreed to fix it up - and no inspection means no papers of any kind. So the bank had to fork the money over, and of course once they did the price went back to normal level - but to the fair, they prob put a $100k back into the house. |

Besides, if the banksters and Wall Street shysters who ruined the economy took a hit as well, instead of paying themselves big ass bonuses, then maybe the poor slobs getting thrown out onto the street would behave differently. . |
Another one we went to, the people left everything... but it was like they never cleaned the house the entire time they lived in it. Not even playing, a 1-2 foot tall pile of trash, debris, toys, and other crap covering probably 75% of the floor, and sadly the floor was the cleanest part.
Another one, opened the door and it was filled with..... spiders - door shut, screw that! Some people, live worse than Animals.. |

Thank god this was not a horrible situation, but still a PITA none the less. http://www.serialmedia.com/sanpablo_11s.jpg http://www.serialmedia.com/sanpablo_13s.jpg |

And if they're currently unemployed they're probably going to stay that way for a long, long time. Such are the consequences of having a foreclosure on your credit report. That stuff they take out of their houses, they're taking to sell for the most part. . |

Anyway, it will still need to be repaired... gotta brush up on my sheet rock patching skills. :) |
Thats not damage.
I thought walls had big holes. Those are just minor scrapes. I wouldnt expect to buy a foreclosure in tip top shape |

Most of the lenders now have a "cash for keys" program that has greatly curbed owners trashing their foreclosure. The lender will have an inspector come out right before the foreclosure date and inspect the home for damage, missing appliances, etc... If it passes then the lender will usually give the owner 2-5k to hand over the keys and vacate the premises.
There have been instances here in the Phx area where people have been caught breaking into homes that have been recently foreclosed on and stealing all the appliances and trying to sell them on Craigslist, hoping the lender thinks the owner did it. |

do you want them to give you a "welcome to your new house" blowjob too? they probably moved some furniture. |

I would pig out at taco bell, then spray the walls and ceiling with shit and the doors too, and maybe the windows.

If this does not affect you in the least, why do you care what these people do. It's the bank's problem and not yours. |

You are an idiot. Most rentals have more damage then that from their tenants much less foreclosure houses. Here is a news flash, you getting the property for such a cheap price for a reason (hint: it needs work fixing it up). Quote:

You could pass over that one time with a putty knife, let it dry for 24 hours, sand and paint. Wow rocket science. You don't even have any holes to patch there. :upsidedow |
Quote:
dude there is a few minor scrapes. a normal lived in home probably has more damage in certain areas. that is the best you got? and you had to rant about it? :1orglaugh:1orglaugh:1orglaugh:1orglaugh |
No problem with that...
End up paying less for properties.... way less because they "look" as shit.. Am now acttually buying 2 right now while in Florida .. with a discount on your US dollar .. |
I can see both sides of the story, but at the end of the day look at my neighbor who paid 250K for their place before the bubble popped. They had to put it up for sale at 104K meaning they take a MASSIVE bath. Shit like that will really eat at person and cause them to do some vile shit. Bankers get a record high bonus and you get stuck with being 150ish grand in the red with no bailout in sight. I guess some people just do not wanna go out without a little stress relief.

Few of the REO's had refrigerators, or ranges. Seems as if those are gone 9 times out of 10. Ours fortunately has them intact. |

- The bank didn't force you to buy a house you couldn't afford. - The bank didn't cause you to lose your job or whatever made you not be able to make payments. - The bank didn't make the market crash making your house worth less than you paid. The only thing (some) banks did in the past was allow these morons to buy a house they couldn't afford. These people should be kissing the bank's ass for allowing them to get into a house that they should have never been able to get into. The bank took a gamble letting questionable people buy more houses then they should have with little to no money down. The person has no one to blame but themselves. And just because all of that happened it is no justification to fuck up a place on purpose or steal shit from it. At the end of the day it's the bank's problem. They rolled the dice and lost. Something most people forget, you only see the person who lost money on the deal. The banks lose a lot of money on most of these deals too and the last thing that the want is a house back, much less a fucked up one. What is the bank's problem is a buyer's opportunity. Usually the "fucked up" houses aren't that hard to fix up if you do that type of work and typically you can get better deals on those because most people are lazy only want to buy the ones in good condition, because the bad ones force them to cry on GFY. Also, stupid home owners don't realize, when the house is fucked up it will sell for less at the foreclosure sale. Not sure if this is state law or for all states but if the foreclosure sale is for less than they people owe the bank could still come after them for the difference. So when they fuck up the house and make it sell for less at the foreclosure its actually hurting their chances of just being able to walk away without having to owe money too. Not to mention kills their credit. |

Overall, if the system is going to make you continue to pay after a foreclosure, then take anything that?s not nailed down. If it?s nailed down get a hammer. |

My dad's a contractor and my parents flip houses. The last home they bough literally had EVERYTHING in the kitchen stripped, including the drywall. Made for an easy gut before remodelling. :thumbsup EDIT: Lol @ those pics. That's the damage that inspired you to make this thread? |
We've been buying foreclosures for a few years now... Probably looked at at least 100 of them so far, there are some nightmares for sure. The worst are the ones where they spraypaint on the walls and shit. No appliances and fucked up walls are just par for the course.
Just shows how pathetic the average person is. :2 cents: |

btw... ripping out carpet is stellar if their is hardwood floors underneath :thumbsup |
Thats what you get when you let the riff raff own real property...they fuck it up all to crap. Same with the airline industry. It used to be reserved for the educated, classy, and respectful decent types. Nowadays you see people trying to stuff livestock into the overhead compartment.
Then again, I don't blame anyone for ripping stuff out of the house...hustlaz gotta hustle. |
Quote:
The only "system" that is going to have you continue to pay after the foreclosure is when the property is sold for less than the amount you owe the bank, which is called a deficiency judgment. If you rip the shit out of the house then you just shooting yourself in the foot because by decreasing the value of the property it is going to sell for less and more you will owe. Now if you had a little equity in the property the person should have been looking to sell it or at worst do a short sale. Quote:

I was renting a place that was being foreclosed on and the landlord told me to take the washer/dryer if I wanted to when I moved out lol. I didn't, but I wish I would have it was a nice brand new set and probably the biggest dryer I've ever seen.

you should thank them for making the house cheaper for you to buy :)
