I'm thinking about moving to Florida... I've already got my business, datacenter (etc) down in Miami. I just don't know if I'm a SE Florida guy... I'm thinking maybe Naples or Tampa. Otherwise, perhaps Lauderdale or Boca maybe...... in discussions with the wife!

Brad, Naples sucks these days. I first moved there in '91 when it was still a lot of open land. Now the traffic is horrible YEAR ROUND...not just in snow bird season. The roads cannot handle the massive influx of new residents. They are in discussions of making I-75 here TEN lanes.

Real estate prices are out of control and now plumetting...but still ridiculously overpriced. Poeple are completely delusional about their homes' worth. Example1: The house I was lease optioning in fall, 2003 for $210,000 was on the market last summer for $690,000 and has since fallen to $490,000...which is still way overpriced when you can get comparable as new construction for under $300,000. This is a comparable house only a few doors down from my old house...I was at 239 Glen Eagle. And check out the property taxes!!! Almost $3,000 a year not to mention home owner's insurance is out of control thanks to the '05 hurricane season!

Example 2: Here's the same exact house a few doors down from the link above. This home is, in fact, right next door to my old house...my house was just to the left of this one as pictured. The price difference between this one and the one linked above is almost $100,000!!! And trust me, the first home did NOT have $100,000 in upgrades over this second one LOL

Naples...STAY AWAY. Simply not what it used to be.

Thanks for the feedback Zayne. So, is anywhere in Florida a decent value these days? The taxes there are LOW, even if the insurance rates are higher. We bought our home for around 500k but our taxes are something like $8000 a year compared to the $3000 on an evidently comperable Florida property. Plus, another benefit is that there is no personal income tax in Florida like there is here in Michigan.

More advice, please!

Good luck finding a 'house' worth buying for under 350k. Home owners insurance for a 350-600k home west of I95 went from average 2400 to 8200 a year in the past year from miami to west palm. stack property tax on that. then in most chances, community and association fees.

I've lived here for 30 years - my whole life. And now I have to move out of the state b/c there is no such thing as a good starter home in Sofla, unless you want to live in shit. Moving out of state, buy in a year a nice house for under 300k, spend a few years and try to move back to FL with some equity. No doubt I'll be back here, this is my home. But when I do I doubt it'll be anywhere south of palm beach. Too frickin crowded as it is now!
