Brad, Naples sucks these days. I first moved there in '91 when it was still a lot of open land. Now the traffic is horrible YEAR ROUND...not just in snow bird season. The roads cannot handle the massive influx of new residents. They are in discussions of making I-75 here TEN lanes.

Real estate prices are out of control and now plumetting...but still ridiculously overpriced. Poeple are completely delusional about their homes' worth. Example1: The house I was lease optioning in fall, 2003 for $210,000 was on the market last summer for $690,000 and has since fallen to $490,000...which is still way overpriced when you can get comparable as new construction for under $300,000. This is a comparable house only a few doors down from my old house...I was at 239 Glen Eagle. And check out the property taxes!!! Almost $3,000 a year not to mention home owner's insurance is out of control thanks to the '05 hurricane season!

Example 2: Here's the same exact house a few doors down from the link above. This home is, in fact, right next door to my old house...my house was just to the left of this one as pictured. The price difference between this one and the one linked above is almost $100,000!!! And trust me, the first home did NOT have $100,000 in upgrades over this second one LOL

Naples...STAY AWAY. Simply not what it used to be.
