getting some work done to one of my properties, and the guy wants to give me a deal if i pay under the table. i'm so anal about taxes and the govt, i'm sure i'll pass. your thoughts?

would not recommend it . . . I did a major remodel with my first home and it turned into a total clusterfuck. It took probably 5 years to get resolved from the beginning of construction to the final collection of the judgment against him.

Am glad I had a legal contract

ive done some jobs w/out permits recently. nothing major though.

not even sure anything ive done would require permits. i ripped out a couple bathrooms, but just to redo all tiles, new sinks, toilets, counters, etc... no walls were modified.

new hardwood floors, carpets, heating/ac, etc...

so where do they draw the line for actually needing a permit for something? sorry, im a fresh first time homeowner.

Usually if it's structural, electrical, or plumbing you'd probably need a permit... and it could depend on if you live within city limits or the county..

Even if you don't get permits, you'd want to have plumbing and electrical inspected.. 2 things that don't hurt to have the eyes of the experienced look over..

I guess what you're really forfeiting is any type of warranty, recourse, and assuming all of the liability when paying a contractor under the table.

Personally, when the contractor I paid to build my fence said "want to pay cash", I jumped at the chance. When the road crew came by and said "we have extra ashvault, if you have $500, we'll do your driveway", I said "yes please and here is a case of beer if you toss in a load of gravel underneath".

But, these are both small things that even if I had a warrenty could either be easily repaired by me personally, or not repaired at all.

It is really up to the city you live in. If you went up and asked for a permit, they would probably charge you, but of the items you mentioned I would think that heating/ac would fall under the category of needing one.

I know I should have gotten one to replace my roof, but forgot to go down there.
