So I agree a 4 year multiple is high, with inherent traffic risk, but a site is a business , its the same dollars as I was receiving in my prior career that was sold at a almost 6x yearly multiple

A site is worth what a buyer feels is an acceptable return , what he feels it can grow to, etc...Just like a normal business that you would enter....

If I buy a site that makes a Net 4K a month and I pay 18x= 72K

That 72K investment yields me 5.5% / month, annualized 66% ..How's your mutual fund performing ????

You can't seriously compare Virtual estate ( specially in Adult ) with Real estate, it's not the same game at all.

Thanks for the input / opinions but it's not worth selling for 10 months revenue. A wise investor would always determine a sites worth on a case by case basis and would not apply some magic number to all sites in the industry.

There is a lot of untapped potential to profit substantially from this site but we just don't have the time to invest in exploring those avenues at the moment.

It produces substantial profit as a self-sufficient site with virtually no involvement. Investing proper time in running targeted campaigns, email marketing, and premium memberships could yield a fortune which would make it well worth the investment at 3-4x. We currently just don't have time to invest in any of that.

It's a niche site with a VERY targeted audience so it's incredibly marketable. There's not very many adult sites (or mainstream for that matter) with a bounce rate of 15% (14.81% to be exact).

Surely you could obtain a "standard" mass-marketed adult site with a slow growth rate at 6-12x monthly revenue but what we have to offer is anything but "standard" and no one is going to obtain our vastly growing asset for 1x annual revenue.

At our current growth rate if we simply sit on the site for a year we stand to yield around $12k so it makes absolutely no sense to consider selling at 1x annual revenue.

If our site wasn't growing rapidly and was kind of floating along and we had been actively campaigning then I'd say 1x annual revenue might be a good offer to cash out.

But, I would strongly urge anyone not to give up an asset with a rapid growth rate particularly when there is vast potential to expand on marketing efforts for only 6-12x monthly revenue as they would be making a huge mistake.

We have absolutely no need to liquidate this asset so if we don't find a buyer then we will will be happy to come back in a year when we have the time and resources available to expand on the site and provide evidence showing why selling at 6-12x monthly revenue would have been a huge mistake.
