Did anyone build their own house? General Contractor?
Was anyone here their own general contractor? Tell me how it went?

I build houses, and I've dealt with people who think they'll save money by being their own contractor, then regretted it.. And... you being a one time builder... the subs will put you at the bottom of their list as a rule, and not be in any hurry to get to you; where a contractor can get a better response because he deals with them on an ongoing basis.. It can be done, but just be sure of what you're doing.. |

I did it for my house, but my house is a log home, so it might be a bit different than a regular house.
I also was able to have the same guys do all my plumbing, HVAC and electrical, so that simplified things a lot. And I had one crew do all the interior and exterior carpentry, so that also brought down the number of people I was dealing with. I'm not sure that I even saved any money by doing it this way, but it was a great learning experience and things turned out OK. Another problem is that I wasn't really getting the discounts on building supplies that a regular general contractor would get, since this is a one-time deal as Scooter mentioned. But if you factor in the money I saved on the general contractor fees I guess I probably broke even. |

did it and it took an extra 3-4 months to finish. Make sure you have back-ups and back-ups for the back-ups back-ups and then just let someone else do it who does it everyday

Hah, plan on an extra 4-6 months from the first finish date until it is actually done. We went through the process a year ago. What a pain in the ass it was.
We actually hired a guy to be the general contractor, but he would tell us one thing, then we woudl talk with the other contractors and they would tell us another. We ended up just talking with the actual contractors ourselves and everything went alot smoother. |
