Renting office space, what to do?

Guys, am looking to rent office space in the heart of Toronto. There is quite a few option to choose from so am really confused. There are the executive suits and there are space you rent per square feet.

After looking hard at the executive suits, I think that it suits us best. No longterm lease, no maintaining care. Just great for startups. Still am not sure what am I supose to get. We're a team of 3-4 and just looking for a space to fit a few workstation so should I be looking at the "teamspace" option or the "executive suits" that fit 2 or more people and you can put in workstation.

Please advise, thanks.

honestly...if you look at mixed office/industrial space you'll spend 1/4 per sq ft and you'll have so much extra space to grow into - i have plenty of clients that love their place because they have a place to park inside. they have room to grow, and they can do stuff like basketball hoops etc.

unless you have frequent traffic that you have to impress the executive suites are a pain in the ass

Seems like everyone swear by diffrent things. I really thought executive suits are cheaper then conventional space because low maintaince plus the startup cost would be substantially cheaper.

Am looking for a space in the heart of downtown, there are actually industrial space down there to rent and for cheap? seems unlikely... can you advice is where to find such places?

well i'm not familiar with the area and i'm not a real estate agent so i wouldn't know what's available in your area, however, i'm not talking heavy industry, i'm talking about light industrial/office mix. they are usually found in strip mall style industrial buildings. executive suites are usually for people starting up or going out of business which doesn't show any signs of commitment or strength.

i don't know what kind of business you are in, but i've never taken a client that was renting executive suites.

Thats exackly what we are right now we're just a startup company with no commitment (yet) we're just testing out the water with offices to see if it help us work better and also that we're all in the same room so its better to share ideas stuff in real life then over msn or phone. I would be really hestitant on signing a lease for 1 year or more if things doent work for us.

Eventually we want to hire employee and such so I think we'll definally get a conventional space. Can I ask why you think they are a pain in the ass?

If you're looking for no-commitment, why not grab an apartment? You can fit your people there no prob.

I have no idea what your product or business is so i don't know what would be best for you.

Remember there are ALOT of distractions in exec suites. more than you would think of unless you've rented from one.
