apartment bullshit

I just got a letter in the mail today stating that my landlord is gonna walk in my house tomm morning for a inspection of the house, in regards to the inspection anything wrong with the walls, floors, etc will have to be fixed within 30days by me. Now i understand the right to walk in but what was my deposit for, who is he to say a day before he is gonna walk in my house, if he dont like something either fine me, tell me to remove it or just plain take it out. Then on top of that only give me less then 24hrs to be at my house. This cant be legal lol

i dont see anything in the contract that states these so called visits, im not worried about it but sounds like a way to make easy money by coming in all the apartments and saying oh this is fucked you owe me, etc

It's legal as long as he sent you a letter in most places all they need is 24 hours. Just clean it up as much as you can he is just protecting his property...

i understand he wants to protect shit but to tell me he is gonna fine me for whatever is fucked up like the stain, etc, i gave a nice deposit when i moved in for anything my baby might do like carpet etc, now his ass is gonna say i have to replace it if so im gonna tell him

he only needs 24 notification.

Also...you can only be held liable for damages that occur OUTSIDE the norm of normal damages that occur from normal life....ie...carpets, paint, etc. You would have to really trash his place for you to be liable.

But check your local laws, those i cant comment on.

well you should be given the opportunity to fix any problem that might have occured which would mean he would make no money and if it is normal wear and tear then it isnt a concern, but if you are worried clean the carpets, buy some paint and touch up any problems and fix any other minor problems that you might have that can be fixed quick and aside from that that is what your deposit is for

As for that hole you accidentaly kicked in the wall, some masking tape and white out will fix that LOL

We get inspections all the time: water piping, fire extinguishers, mold, roof leaks, etc... it's their property, just make sure if you have any unclaimed pets they are put away.

It might just be me that doesn't know where Shageman is from, but the rules regarding what a landlord is allowed to do are very different from country to country.

Where I am at, a landlord has not legal right to enter my rented home without me inviting him. It would be considered tresspassing if he did so anyway.

from the states.....i think it should be that way, the landlord could come in everyday if he wanted by coming in giving me a letter and chilling, then coming back etc doing hte same thing day after day

The landlord can enter within 24 hours of written notice. They also can enter ANYTIME that there is a suitation that requires it ( water leaking thru to other apartments, gas odors, other very serious suitations that can place others and yourself at risk)

As far as paying for damages that is what the security deposit is for and for damages that exceed that amount, you will have to cover these if that is what is stated in your rental contract.

Do yourself a favor and make sure that the place is clean, neat and everything is the same condition that it was when you initally took delivery of the apartment. Take pictures as well that can show the time and date in case you are sued later on.

I have had a few rental properties and here is why I usually had to enter a tennants apartment via written notice.

1. Lease is set to expire and I am not interested in renewing the lease for past problems (Constant late rent payments, excessive noise issues, overly disgusting conditions, excessive complaints from other tennants)

2. Selling the property off - I want to know if there is anything that needs fixing up since I will be showing the place to possible buyers. This came up twice and no landlord wants a suprise that an apartment isnt liveable unless there is $10k in rennovations pre-sale to a new buyer.

3. Removing people not on the lease - I once rented to a few younger babes and they decided to let whomever they wanted to "Crash" there. After dealing with 5 or so sets of parents that were looking for their kids, I had to Physically remove people from the apartment and discard their belongings in a dumpster across town to make sure they got the point they dont live there anymore. The lease holder's agreement was teminated and they were sued for 5k in damages. I have a judgement against them at this point and one day when they need another apartment or some other credit, I'll get my money.

Since you have 30 days to fix it from what you posted, it sounds to me that if your lease if soon to expire, it's not going to be renewed and I'd start thinking of where am I going to live next.

He can inspect but can't really do shit against you for minor stuff unless it says so in your contract

A landlord has to give you a "reasonable" amount of time. In some states that amounts to 7 days. He CANNOT give you 24 hours notice. You can refuse to let him in and their is nothing he can do about it.

Go read a law book about tenants rights. A landlord does not have any rights compared to a tenant. Learn the law before opening up your fucking mouth.
