We aren't in the market to buy a house at the moment but we did buy this one 4 years ago. We paid 285K for it, but then we put in a driveway, a pool, a few other things and it was appraised last year for 350K

Move to central Florida, buy a nice 100 or 200 acre ranch at about 2600 to 3000 per acre. Then build a nice house on it with a pool etc, and you have a great place to live and party.

Credit is weird in Canada...for instance...in the states your dog could get a credit card...in Canada, unless you get one when you are in University...it is harder than hell.

All mortgages in Canada with less than 25% down require the Canadian Mortgage insurace (not exactly sure on the exact name). If they turn you down...and they often do if you are self employed you can't get a mortgage because that insurance is required with less than 25% down.

When we got this house we were self-employed...they turned us down so we had to come up with 25% down in order to get a bank to lend us the money without their approval

Where im at house are cheap. 150-200k for a large house. 80-120k for a single or couple.

Now I know why I live in the midwest. Cost of living is cheaper.

A guy working at Burger King and doing porn on the side might have problems with a $300K pad -

We have a modest house with a fairly large lot. Happy with it. Nice back yard to mow and have Bar-B-Qs. Realestate taxes are under a grand a year!!!

The same house in Orlando, NewEngland or CA would cost 5 times what we paid for it. Not to worry though, prices are going up fast. Don't know if that is good news or bad though?

Why would you want to avoid a credit check? Assuming you have decent credit you will get a better rate with the credit check that going stated with a huge down payment

What price range are you looking at btw?

Because a majority of my income is tied up with my company versus my personal income. If a bank looks at my last 2-3 tax returns, they'll deny me outright without a guarantor or secondary creditor. As a result, I need to put a large down-payment to get around that.

Not necessarily true WG, we will talk when I come down on the 3rd for lunch. I will hook you up with my mortgage broker, he performs fucking MIRACLES when it comes to getting you pre-approved for mortgages.

All the guys that work for me have gone thru this guy and have ALL gotten approved for way more than they imagined they would of.

I just spent $225K here in Vegas. The home itself is small, but more than adequate enough for myself and my girlfriend. Another plus is that it'll be brand new. It should be built in January.
