just brought my main jumbo loan down to 4.35 on 3 year fixed
it was at 5.65 5 fixed year for 8 months now.

i've been refinancing nearly twice a year for the past several years. always no closing costs and no points.

Im in the process of refying 2 people in the adult biz (1 from this board, 1 from another)

Our subprime rates just went through the floor this past wednesday ... ive been doing nothing but lock-ins since then.

I think right now we are at 5.4% as the best rate we have on the subprime side.

To anyone who knows the biz, this is unheard of! For many years i was writing "hard money" which is subprime deals at like 15% rates with 10pts in the front, thank god thats all changing with the ever so "rate savvy" consumer!

Infact most "A-Reps" i deal with, are anti-points! They are so damn afraid of making money

However they will close 30 deals to my one, so maybe it works out? i dunno.

I also know they do alot more purchases than us, we do mainly refi's ... not by choice, just most people looking for a house get their credit fixed first.

lets say you come to me for a loan.

$100,000 lets say


(all rough figures)

I can give you a 0pt loan, and make $2,000
I can give you a 1pt loan and make $2,000
I can give you a 2pt loan and make $3,000

Go to an "A-Rep" for the same loan.

He can give you a 0pt loan and make $100
he can give you a .25 loan and make $125

He wont go much higher than that, lol


Not knocking his job, but he has to close a hell of alot more loans than i do to make the same cash.

an a-rep is someone who writes clean money. he looks for customers with NO late payments, no BK, no forclosure in last 24mo, not a jumbo loan, etc.

Basically if you have perfect credit you consult an A-rep

If you have not so perfect credit, you see a subprime specialist like myself.
