How to know how much worth is a site?

I have found many websites that analyze traffic, backlinks, page rank , etc. i have found some many pages that say that my site is worth from 1k to 30k... What site is the most accurate for that? I mean, in order to get a site's worth there are many things into consideration, but what is there a site that at least can be just some Thousands close to a real evaluation?

I don't think you'll ever get a tool that evaluates a site's true worth because most of a site's value depends on its revenue vs. running costs as well as the analytics data (potential earnings because not everyone monetises to the max). Most important of all you need a peek at the books don't you?

Yes I understand that. But let's say that my only expenses are just hosting and domain. Plaus a couple of hours of my time... And I am 169k in alexa. My direct costs are practically 0. And i get 6k visitors a day and over 20k pageviews a day Plus list of users... I run affiliate prorams and sell post at $10 per post... But it is not that very often... Do you think it would be an attractive site?

I am actually targeting reaching the 100k alexa in january

Like the other guy said it depends on what someone will pay. It's easy to get traffic but getting traffic that generates revenue is another matter. A list of users could be another asset (I guess you mean emails...)

Put it up in the buy and sell forum with all of the above and some revenue numbers and see if anyone sniffs.

Cool thanks. Well i am not looking to sell my site but would like to have an idea of how much is worth

You value a business by looking at it as any other investment. "If I invest X,Xxx, what will my annual return be". Unless there is some component that has other intrinsic value such as a valuable domain, then there is no other correct way to look at it. It's just a business. The fact that you like it, are emotionally invested or have unrealistic expectations (as 99.9% of people do) is not a factor for a same investor.

Websites that valuate domains simply throw out random numbers.

Another factor to consider is how much is the site's content worth? Obviously if it's stocked with freebie promotional/affiliate material and not pics/video you created yourself and therefore hold the copyrights, comparatively it wouldn't be worth as much.

Easy question with no easy answers. We've wrestled with this ourselves over the years.

Think about how much you would pay somebody else for that site if you were a buyer not a seller and think how long it would take you to get your money back.

I sold a site I built with very similar stats for ten months earnings. In three months it earned back the sale price and income has been growing ever since.

I understand why you'd want to know the price but there's really no way to find out other than putting it on the market (where people will certainly offer less than you expect). At the stage you're at now it's better to wait it out if there's any potential for growth. Why sell a well that's still flowing?
