Who is interested in a great real estate opportunity in the best and most popular island of the Caribbean... Major profits will be made while enjoying tropical paradise...

Short explanation:

Cash needed: about $1.000.000

It involves the purchase of property land (ocean view, right across the street of major well know luxury hotel, walking distance beach) that can to be divided into lots...(or whatever you want with it, I think lots are best) which can be sold individually (with or without house). Major profit will be made here.

Since I know the area and the market, I am obviously willing to assist and work with you.

The real estate market here is very stable... not like in US, this rare property land is located on the best possible residential location. I live in the same area, I know the market here.

A lot of US citizens own land / houses here...that is no problem at all. Homeowners and tourists are welcome to stay whenever they want. There are certain standard rules about the amount of time a non resident can stay (I think for US is 3 month in a row), but there are also exceptions to that rule (for example pensioners, and if you can prove you have sufficient income, you can stay as long as you want.)

The tourists (the majority are from US) that come here HAVE a large bank account, other wise they probably wouldn't be here

Villas in the area can be rented out easily most of the time, which makes it also for home owners an excellent investment. A $2500 weekly rental fee is the going rate for this area.

it not Dominican Republic, and no, it's not Haiti... it is located on an island famous for it's tourism, stable economy. Here we have the or one of the highest standards of living in the Caribbean.

Decent houses in this area of high demand sell for $400.000 easily so go figure...

Had a meeting yesterday, and asked if the seller is prepared to sell only a part so the investment will be smaller. (in that case I hopefully won't need an investor)

True, and of course the profit is not made overnight..these things take time, but the profit makes it more than worth it. The project is real, the property land is real and the demand in this area is real... Of course every project has got it's own obstacles, including this one. everything I said or will say can be backup with goods, facts and examples... and people who know something about real estate, project development already know for a fact the profits that can be made...

As I mentioned before I had a meeting yesterday and asked for other options, because without going into details here, it would be better, cheaper and less complicated to purchase just one third of the total area. I have 2 investors I find houses for.
1st guy bought 2 houses at a tax sale for $17,200. Appraisal is over $80,000. His living in one and getting ready to sell it for $35,000 to a friend. Told him, he's being too nice. He's fixing the other to live in.
Got my GF's brother a house for $17,500 he sold for $85,000
I had about a dozen houses he could have made at least $25-50,000 in just a couple of months but he'd do stupid crap, like wait a month to go look at the house when it was already sold.

Spend a million for a long term investment, I could make you money quickly. I'd just don't have money to buy the houses myself. So I charge people a small fee.

Could be. I don't know. Sounds to me your GF's brother should borrow you $35000 so you can do your thing with the houses.

He reinvested in most in another house and spent the rest like a drunken sailor. I once had to get an emergency loan from him. I think death by rats eating me alive would have been less painless.

Yeah I can send you an invite. Kansas, but it's pretty much that way all over the country.

It's you have to spend the time finding the houses. There's hundreds of foreclosed houses but few are bargains. Then there is always some repairs needed. Sometimes minor, sometimes some serious damage. Biggest problem you have to get there before metal scrappers steal the a/c unit.

It sounds good. If I were in US I would be interested. I am sure you will find plenty of guys that will work with you. You should ask for % profit in stead of a "small fee"

If you decide to invest, let me know. We can always set up something through a law firm of your choice, to protect your interests.

My 2 current clients are too cheap to give a %, but by getting a few clients, to prove my worth, I can later get clients that pay a percentage. I was going to do a split with one partner on a house, but had to back out as he was taking too long to do the repairs. Couldn't keep my cash tied up that long.

But a guy, I gave my biz card several months ago now is ready, I'm meeting with him & his partner later this week.

haha this looks like 1 person with a few different usernames having a conversation with it self, i really like how each time they reply he gets a new chance to really sell the idea and over come some objections people might have to the deal.
