" "One elderly Montana woman, who lived alone and had no close family to help her, fell more than $5,000 behind on taxes, the report said. After she failed to respond to letters from the company that bought her home in a tax sale, she was evicted from her Missoula home. As a result, she lost about $150,000 in equity in the property, according to the report." |

How do people not understand this? Don't pay your bills, eventually they come after you. It's not "Brutal Gestapo Tactics"; It's the law.
It's pretty fucking simple. Don't pay your car payment or credit card bill, fall too far behind, they will put a lien on your home. Is it excessive? Sure does sound like it. But usually there is a lot more involved. It's not like you fall $30 on your HOA and they take your house next month; It's a lenthgy process and if it gets to that point it either means the homeowner is a complete ass or has ignore multiple warnings. |

I got into it with my neighbors and the HOA a few years back. I used to walk outside my front door and see my neighbor's side yard, all bushes and trees... We two trees on the property line, and our sprinklers watered eachother's grass in some areas.
He ripped everything out and install fucking concrete all the way to the property line, turning his driveway into a parking lot. I was fucking pissed so I complained, and they discovered a city law that states they cannot have concrete within five feet of the properly line. They had to take half of the driveway out. The just filled it up with gravel, and still use it park trucks. It still looks nasty. I walk outside and all I see on his property is his truck, concrete, and garbage (usually pallets). |

But what about legal fees, interest, payments not after that etc? Is that all in there? |

Lost to back taxes
It's a damn shame anyone loses their home. The elderly are particularly vulnerable with their fixed incomes don't keep up with rising tax bills. People get in a situation and are embarrassed to ask family or friends for help. There are plenty of resources that can help them, but many times they don't know they exist. People have lost their homes & farms for back taxes as long as there has been a country.
A simple mortgage foreclosure, you have to be served with notice then if you lose, you sell have 90 days to find a way to save your home. Some states also require a court hearing that means the person losing their home can at least stay in the home for up to a year. As for tax liens, it usually takes 3 years of unpaid taxes to lose a home with a 1 year right to pay off those back taxes. That means for 3 years you got notices in the mail. I'm on the side of the person losing their home. But fact is people walk away from their mortgage when things go bad. Usually tearing up the place before they go or it sits empty for metal scrappers to strip the place. Every week I go to the local foreclosure sale. People occasionally show up trying to save their home. I give them my card and tell them I can help (no charge) but they never call. But I'm also there as I have several investors, who know I know the local market so well I know the super bargains. I realize that sounds I'm preying on the unfortunate, but by the time they get sold at the court house door 90+% are vacant. The owners gave up for what ever reason. And more than 1/2 the mortgages are way more than the actual value of the house. You can probably bet the realtor, appraiser & mortgage company inflated the value of the house and the buyers income. Losing your home over a $400 water bill isn't right. Most jurisdictions a foreclosure sale of any kind has to be approved by a judge. Seemed this judge failed. |

I've always understood it that if you don't pay your property taxes, they'll put a lien on the property, and eventually will auction it off if you don't pay.
I recently talked to a friend of my who works in the county sherriff's office. She said here in central PA, you have to be behind property taxes for at least two years in order for them to actually sell your property at a sheriff's sale. It can work out good for some though....we just moved into a house sitting on 23.55 acres. We're currently renting it at a measly $800/month (the house needs some work, which I'm doing). It turns out our landlord bought this property at a tax sale for a little over $10,000 (the previous owner was delinquent around $4,000 in property taxes). We're working out a deal with the current owner to lease-for-dead for a fucking steal on nearly 24 acres of land. Sucks for the previous owner, but works out great for my family. :2 cents: |
