what bank is this? td bank didn't like the fact that was 'self employed' due to the fact that people like us write off all we can to make our incomes looks smaller than they actually are and the cmha won't take 'stated income' from self employed people anymore. in the end they wanted a larger downpayment than we had.

The mortgage broker said the banks are looking for biz expenses, the more the better, because they see it as a larger scope of business somehow. They are also looking at internet presence, like how high your site shows in google rankings, etc. SHe said it was the general situation due to changes made about 6 months ago.

You would never be able to get the freeloaders out when it was sold.

There are laws that protect them. Like stray cats.

I am sure I can expect an interesting answer. How did you come to the conclusion that Lincoln, CA was an example of the average town?

Because families hand their homes down from generation to generation? People don't buy homes to flip them. At least that is what I have seen/noticed in my travels.

not true where i come from at least - sheriff shows up. if they barricade themselves in, then you go to a judge, they'll come and take them away and put them away for a couple days to have them mentally assessed.

what law in California protects someone who refuses to leave the premises of a home/apartment they don't own or have a valid lease agreement to live in?

Eviction is the means by which a landlord can legally get you to move out. If you win, you stay put. If you did nothing to stop it, you would lose but have about a month from the filing of the eviction lawsuit before you would be locked out by the Sheriff. If you fight it, getting 2-3 months more time [even if you lose] is easy. My record is 14 months, and it could have been longer. That landlord gave up over $10,000 in back rent just to have the tenant leave, so we settled for that.

They also seem to have a different sensibility about homes over there. I'm no expert, but it seems like a lot of people just expect that their home is going to be on the smaller side and that it might not have every little detail and luxury you could want. When people do own bigger homes they either have plenty of money, or, like you say, they are long term family homes that were either passed down to them or they plan to pass down.

You don't see a lot of people over there spending 70%+ of their income to pay a mortgage on a big house they don't need.

As I say, I'm no expert, this is just what I have observed and my own opinion.

Most of my friends have nice homes over there. But the ones that did not have them handed down to them built their own.

Idiots who blame this on Obama forget it started with Bush. The first $800 billion in bailouts came from Dubya. The economy fell apart under Dubya.

FYI: I didn't vote for Obama (I voted McCain) but it's ignorant to blame this mess on our current President.

My point is our industry is bitching saying "too much free porn" and "tubes" are the cause of the sales slow down. And I'm telling you that in the past two years a dozen restaurant within a mile of my house went out of business. I'm also heavily invested in screen printing company in Southern California; Their business has dropped to a fucking trickle.

Every business is hurting. Except for maybe U-haul .

Jesus those houses look fantastic & prices are ridiculous. Someone mentioned Bosnia earlier, houses like that are about the same price there and in other parts of Eastern Europe too.. Sad to see & weird to accept. Coming from an old city in Europe, with its narrow city-centre streets where american SUVs get stuck, these ghost town pics make me think where the hell do you guys meet your partners if you're not highschool/college sweethearts? zombie-walking the streets? Aff/fling explained I guess
I've been to Budapest a month ago, same as here, all malls crowded, people carrying bags of stuff they just bought etc, so I guess the difference in US is only visible in suburbia? (doubt that downtown NYC area is not full of shop-a-holic women)

Put it this way, I am a 5th generation, Native Californian that travels extensively around this state and I have never heard of Lincoln until Rochard moved there.

According to Wiki, it was nothing until the mid-90's and only grew because Roseville filled up.

I live in Orange County and I went to South Coast Plaza and it was packed, it was so crowded in Nordstroms I could barely pack. They were having an anniversary sale but still., the whole mall was packed. Saw tons of people shopping buying stuff, shopping Gucci and Chanel. Lots of people buying makeup at the MAC counter with money to burn. The restaurants there were packed too. I didn't see any signs of recession.

I called it an average town because it's not a huge city like LA, San Diego, NYC, etc, and at the same time it's not a small town with a population of two thousand people. It's an average suburb.

If anything a bad economy increases porn site sales.

No actually. Yes home values have dramatically decreased but I havent seen anything like the pictures you posted. I live in Henderson and have 2 rental homes in a pretty normal sub division. All the values have dropped in half but they are all filled (or at least the vast majority).

Commercial buildings have vacancies and huge condo/strip mall projects that were started but never finished sit vacant collecting dust but its not on every corner like your pics suggest in your town. Just examples of investors/developers trying to take advantage of an inflated market and they went bust. I go down on the strip and Fashion Show Mall / Town Square is packed.

I've travelled quite a bit over the past couple of years from Vegas to Phoenix/LA and your situation is not the norm.

And on that subject you're out of your mind if you think the economy is what is driving porn sales down. Nobody is thinking about the economy when they are considering buying a $1 trial to jerk off. It has to do with an abundance of free content, horrendous marketing practices, deceptive billing and a fragmented industry with a low entry barrier that keeps dividing the pie.

Generally entertainment thrives in a bad economy. Hollywood is booming, video game sales are huge, RedBox is blowing up and NetFlix is still growing and adding subscribers. By your equation because a Wendies shut down in butt fuck Cali nobody can afford a movie ticket. It's simply not true.

One thing that the economy is responsible for is the declined rebills.
Peoples credit limits were lowered and cards are maxed out.
For sure my declined rebills have gone up alot the last 2-3 years

about europe, i don't for other countries, but in france for example, you are not allowed to have a mortgage with monthly payments > 33% of your total income. This law has been up for years

I disagree. I have a friend of mine out of work for the past six months. He can't spend $20 to jerk off. He can't afford $20 to fill up his tank with gas. No way he's plunking down his credit card to view a porn site. He's about to loose house and has zero cash; He's worried about where he's going to be living next month, not entertaining himself.

You also compared Wendys to my local movies. You can't really compare the two. We don't have a local movie theatre in Lincoln, or even Rocklin for that matter. We have to travel all the way to Roseville to see a movie, all of about twenty minutes. In the process, we'll pass three different Wendy's - including the closed one in Lincoln, there is one in Rocklin and more than one in Roseville. The Wendy's served a limited amount of people in Lincoln only, while the movie theatre serves the populations of Roseville, Lincoln, Rocklin, North Highlands, and even Granite Bay. In other words, the movie theatre has a much large customer base.

I'm also willing to bet that our local movie theatre has seen a huge decline in ticket sales, as well as a drop in their snack bar sales.

I'm with you 100% on this. I've seen it around here too. Neighbors that are collecting cans to get $5 bucks for gas.... they damn sure aren't paying for porn.

and: over here it's much much more difficult to get a mortgage and in general renting is more popular than buying. mostly because buying is not so easy i guess.

I am not sure it was ever true, despite what Paul Markham says. During a depression or recession, there is a lot less money in the economy for spending. Even if people buy drugs, booze, porn instead of food, housing, fuel, clothes, transport ..... there still is less a lot less money in the economy for spending.

Seems to me, the best we can hope for is that porn sales might not decrease as much as some other industries. But it's totally unrealistic to expect porn sales to shoot through the roof because more people are unemployed and have more free time and less money of course. It does not even make sense, really.

more free time does not necessarily mean more masturbation. you can only masturbate so much in one day.

I just spent $20 on sushi and beer. If sales dont come back in September, my diet will change to ramen noodles and tap water.

My comparison to your Wendies was sarcasm. You were the one doing the comparison by claiming because your Wendies shut down, porn spending is also down.

You're taking a town that boomed by building houses for people who realistically couldnt afford them in the first place. Now they're gone so of course the local businesses will also close up shop. But those people move on and live with their parents, friends, rent an apt etc. They are still spending a few bucks a month to watch movies from RedBox. Hollywood is on pace to have their best earnings year ever. Hell, I have to wait 3 weeks to get my new iphone, Apple cant keep up with demand. People will spend money on entertainment, always have. If you think people dont spend $ on sex anymore, come down to Vegas and visit the Rhino at 5am on a Tuesday. It's balls to the wall.

You're looking at extreme examples of people having to beg for $ to get gas. For everyone of those examples I can give you 5 more of people viewing movies from NetFlix, watching Inception, hitting the strip clubs, waiting in line at Redbox, going to a baseball game.

It may affect small towns or select individuals, but I really do see people in Orange County spending more money than ever, buying all sorts of luxuries. South Coast Plaza is packed every weekend where I can't even find parking. I still see folks buying designer items, purses costing over 1k, and even paying above retail for coveted limited edition items etc. The restaurants here are always packed too, I mean PACKED to the point where I was trying to get a table for one a while ago and they told me to come back because there was no room. (They weren't lying, it was completely packed).

Why should we care any more about landlords than restaurant and franchise owners, baddog?

What do I lose if a bunch of landlords lose a bunch of money and shut down their office.

I thought you didn't care?

I think this used to be true during recessions in the past, but we've never seen anything like this.

Someone mentioned the strip clubs in Vegas are packed. I'm sure they are - Because people who can afford a trip to Vegas can afford to go to a strip club. At the same time, the Casinos are down 20% and houses are being foreclosed on left and right.

The average porn consumer isn't the brightest of the bright, and are the ones hit the most by the current economic environment. The average porn consumer used to have an average of five porn membership, at a cost of $75-$125 per month. That's not happening now.

also just because it's busy at the olive garden it doesn't mean the the economy is booming. every economic indicator has went off the cliff. sad thing is the elites that are making the decisions are bound by the ideologies that got us in this mess and are clueless on how to get us out.

and this is is not a left/right issue http://en.wikipedia.org/wiki/The_Power_Elite

On my block of 32 homes here in Mesa, AZ we have 19 homes foreclosed.
Neighborhood looks like a war zone.

Was it government funded? I don't know. I believe so.
