depends on the type of mortgage, but his monthly payment could have easily doubled. So many shady lenders out there giving out loans or refinancing

you gotta say the guy is a loser. its not the banks fault he is defaulting on his property which he is probably only doing because the value dropped. some people don't see things long term. hopefully hes not a miserable depressed person who lost their job and can't feed their family.

I'm lucky enough to not have neighbors ;) I can walk around naked around my property and the only people that can see me are on another mountain top... they'd need some binos though :P

I agree + I would like to have some value left to my home. This is probably house 17 in the area that is going to be empty. It seems as soon as one is sold another goes vacant...tough times.

There have been a couple of times we discussed just walking away because the value of our home has dropped tremendously, we have been in this home over 20 years, we love it and are going to stay.

I have done too many improvements to just get up and leave........

Here's what you do!

Go to the local building supply or hardware store and buy a few lengths of soaker hose. Run the soaker hose along your fenceline so that the water will run under the fence and into the shrubberies that he wants to die out. He won't be able to see it and even if he does, you are watering YOUR property and you can tell him to go fuck himself because you can't control where the runoff goes!

I have a block wall with a 2' deep footer so no water is going to run under the fence, but I can place the hose over the fence and water anything 2' the other side of the fence, as that area is my property.

Apologize to him and tell him you will give him $5000 over the amount he owes on the house if he will sell it to you. Here's 3 reasons why he should...

The borrower/owner sells the property to a third party during the pre-foreclosure period. The sale allows the borrower/owner to pay off the loan and (#1) avoid having a foreclosure on his credit history, (#2) he gets $5000 from you and (#3) he will not have to move. (renters)


example:
He owes = 75,000
You offer = 80,000
Value of house = maybe 110000

It's easy to qualify for an investment property mortagage with those numbers. :)

Then you rent it to him for less.. that way you have 2 homes but the second only cost a few hundred on top of his rent... plus all of his plants are belong to you. :)




and you get his house for a great price I'm sure.

Good plan, but I don't need or want another home.

I certainly do not want him as a renter.

Almost everything is dead so there are no plants or trees that would belong to me or the new owner ;)

I may have my Mother in law bid on it, she is always looking for good investments.

Thats only if the value of the home hasn't dropped below what he owes... which now a days is a frequent problem.

Our home was 247K, it is now valued at around 148-150K. I think we lost a good amount of green backs, and you are right about some homeowners owing more than the home is worth which is why people are just walking out and taking everything with them.
I would not doubt it if our home is worth even less because the figure I stated were before many of the neighbors tossed in the towel and left.

I know the home behind us is totally upside down and it has some serious foundation issues that he had mentioned to us when they first moved in. I guess they found all this out when having the home tiled.
The A/C quit and they are living with an evap cooler now....yikes that has got to be a real humid, hot, sultry mess....or what ever you want to call it, it is no picnic.
Point being, the home is in disrepair and upside down......

The thing is, even rental properties are gonna suffer in this economic climate. I have investment property that are "upsidedown" loan to value...I am currently letting go the worst investments to secure the better ones. No hard feelings to the banker man, just cold hard facts. And as for securing your best investment, being Your home, I would do that with what ever means necessary! Keep up a clean fight.
