about 16K in payments on a land deal. about 10K would have been interest on the mortgage, 6K equity (aprox) - assuming the land sold for what we paid for it - more if it sold for more - less it it sold for less. minus about $500 (his share of the property taxes)

You probably would not have terminated it, you probably would have been his bitch and paid for him for at least another year or two if you had the money. The fact of the matter is he knew the risks, he didn't make the payments, he could have taken over the deal as you offered him your shares. He could have got his own mortgage, paid off the bank, or just walked. He walked. He left you holding the bag for 5 months while your financially imploded, he then got mad at you because you wouldn't give him his money back and told you he would only be your friend again if you paid him the money....

I was going to quip and kid you with the old bromide, "The secret to success is sincerity - once you can fake sincerity, you've got it made", but I can sense the heart and feeling in your apology to your old chum.

Hopefully, you can both move on without much more public acrimony (which serves neither of you well), and that you will each have better days ahead. I've been around and experienced life long enough to know that circumstances out of your control can strike out of the blue, often at the least opportune time, and adversely impact even the best intentions and plans.

I've found that the best way to cope with setbacks is to face issues head-on as best you can, and then to dust yourself off, and get yourself back on course, all the wiser for the experience.

Bitterness and remorse, on the other hand, can inhibit your recovery, and even be debilitating.
