location location location - Santa Monica is a desirable place to live so people will pay a premium to live there just as they pay a huger premium to live in Manhattan in NYC.

i think people are nuts - there are beautiful places to live all over North America where 500K buys a dream house for most people.

That's a 65 yr old block home, on a small lot for $1,430,000. ....

I'm about to sell a commercial/retail building, 14,500 sq ft for just over $1,500,000. The annual rent is $134,000. (triple net, tenant pays tax, ins, maintenance) ... that's a capitalization rate of about 8.75% ...

The point I'm making is that to purchase that house for a rental investment you would need to find a tenant willing to pay $11,000. a month plus all expenses for you to get an annual return on your money of 8.75%

So what do houses rent for in that area?

Seriously, LA prices are getting out of hand. If i was to stay at my place, my rent goes up $355 a month. Currently at $2250 to $2605. If i want to go month to month, its $2785 a month... worst part is its a 2 bedroom 2 bath apartment in a building that was built in the 1960s.

I have friends that bought places around here years ago before the market boomed and laugh at people now for what they are paying. regardless, crazyness and people with to much money will always drive this market up and up.

Well prices are insane over here too, last saw a 1.18 million dollar house in the city center where I live... 4500 sq feet plot of land, house is 3050 sq feet living area, mind boggling.. and the climate sucks over here!

Now that house in texas that is shown here thats a house ;) you can get a decent one here for 140k a few bedrooms, basement etc.. Not many million dollar homes though were I live. The real estate market and apartment rentals are really affordable.

But that area you are in, a few blocks from the ocean, and the surroundings is a nice area overall. I love Santa Monica, especially 3rd street.

I live three blocks from the beach in Santa Monica, and in the last six months there's been several properties close to my house that haven't sold and were taken off the market. One right near me was a 950 sq ft 2 bed/1.5 bath condo that was on the market for $828k. I went to an open house there in August and the agent told me I was the only person she'd seen in 2+ hours. So I can't believe theser sellers are going to get anywhere near $1.4M for that little shitter.

Houses are just building materials, land has value.

We get it already. You should see the house we just bought in CR for $125k... But I'm not foolish enough to compare it to Santa Monica.

A house is worth EXACTLY what someone else is willing to pay for it. If they can get $1.4mil for it, more power to 'em I have neighbors who put their house on the market for $1.2mil knowing they probably wouldn't get it but figured if someone was willing to pay, who were they to turn it down? It's at $800K now. They are in no rush to move and will probably not sell unless they get that. Their biggest problem is that it is by far the nicest house in the subdivision on the largest piece of land. Always buy the worst house in the nicest area
