I own a great domain for niche philadelphia area. Phillyhub.com its great and has much much potential.. Any ideas?

Very simple:

Start a network of local Philly blogs (one for each area or something) or even just one huge one... Write some shit about whatever is related to the place, and start feeding it with traffic, exchange links, etc.

Then hire some local chick for $8/hour to solicit ads from local businesses (our blog gets 10,000 uniques a day). Get all kinds of small business to advertise for cheap... Sign on a dentist, plumber, maid service, computer repair, whatever - you get the idea. Try charging $100 a month from each to start with. With a bunch of different Philly blogs you shouldn't have a problem getting some 80-100 local advertisers right away, each paying $100 or whatever you can get from them. When some of them drop - get more! Volume is the name of the game in that case. Forget AdSense. There are a few thousand local businesses in each area, what's the problem getting 100 to advertise for cheap? Especially when you have some local college chick do the leg work. You could easily be making $10K a month just from that within a few weeks.
