Real Estate Pros in Ohio, I have a question...

OK, so we have a huge yard, but it's big in the wrong places, which is to say that the front and side yard is big compared to the back yard. We want to put in a pool (in-ground, as above-ground pools are not allowed in this community). So, we COULD do it now, but space would be tight between the back of the house and the property line.

OK then... There is about 80 feet of common ground behind our back yard out the the edge of our sub-division. I want to buy 30-40 feet (linear feet from the back of my property line)of that to expand out back yard. Problem is the Home Owner's Society, in all there wisdom, made a deal with the City that says they have to keep a certain percentage of the common areas under the control on the Society. I don't think the total footage would exceed the number as stated in the docs re: the Cities agreement.

My question...

How should I value the land in question to make an offer, assuming I would not be infringing on the % of land the HS cannot sell? Would it be worth the same as my current property? Or since it is just grass, should I offer much less?

The property line ends about 6 feet out from those trees.

depending on how nice your association is there are ways to get around agreements like that with the city

You can allways do a long term lease on the land without ever owning it for lets say 100 years

there is a hotel in downtown chicago built on that kind of lease dont remeber which one tho

i dont know ohio laws tho i dont know if a long term lease is possible or not.

I would, but they are asshats, so I wanted an opinion on how to even approach it with them. Of course my idea is just to start the digging and let them come bitch later, but I have a feeling they will make a huge deal out of it...lol

if they are asshats i would be nice for 6-12 months do all the nice things people do then ask.

if they dont like you they wont do it no matter how much you offer especially if they are older people

I asked tham a couple of days ago, they were the ones who told me about the % thing. My neighbor is actually the ex-secretary for the HS, so she knew that bullshit bylaw. They want to buy out to the line also, maybe we should group together and make a block long offer...lol

ok, I just did the math...

At $168.00 a sq/ft (which is what we end up being at) I should offer a MAX of around $3,500.00. The pool and surrounding area will come to close to 40k, so another 3.5k ain't bad considering.

Yeah, I think the next meeting I am going to propose this thing to them. We are the first house anyone can see when entering the neighborhood, and this would improve the look of it IMHO, so it's got to be something they should consider. I would be willing to even care for the areas outside of the fence to make it all pretty and inviting.
