in canada under 20% will require an insurance policy - which rises the total cost but it's possible to get 0% down.

without insurance it's hard to get anyone to finance under 15% - 20-25% is the norm.

in michigan if you dont put down 20% you have to pay pmi insurance. which is about $50-75 on a 100k house i think.

I got 100% financing down on my $250k townhome. I had to put up 10% earnest money though, which will come back at closing time. There's nothing like a big chunk of change coming back to put into home upgrades.

As it stands on a 7 year ARM, payments for me will be around $1200 a month. I'll be selling in a year or 2, so this was the smartest choice for me.
