The neighborhood was originally started in the 70's when there was just a two lane road up here from ATL. The lots were selling for $500 each and were anywhere from 1/2 to 2/3 acre in size. Several weren't even buildable - they were "amenities" lots where you could come here for the day and use the pool, tennis court, lakes, clubhouse, etc.
A few houses were built back then and most are VERY small. Thankfully they've always had an HOA which has kept out mobile homes and trailers that are in some older resorts up here.
Over the past 10 years they built a 4 lane and more and more people have retired AND started working here (and a few make the drive to ATL a few days a week to work) so the houses have gotten bigger since they're full time. The last 15 or so homes have been in the 3K+ sq. footage with all the bells and whistles which is big for here. A TRUE log cabin hasn't been built since I've been here. :( When I moved up there were 300 houses and only 100 full time. Now there are 350 with 175 full and 175 part time.
Some of the lots on the ridge are now going for $50K+ for those same 1/2 - 2/3 acres now which is A LOT for this area. You can still find a lot for $4-5K but they won't be any good.
I have 3 lots right now and the guy who lives at the top of my street and I are trying to buy the other three on the side of me. My street is 4WD only so privacy is king :)
All in all I have a tad over 2 acres deeded. I also border greenspace and the lake. Except for someone building on those 3 lots I want to buy, there will be no more houses built anywhere around me. And if the 3 lots are built on, I still won't see them from my house - I'll just have to deal with the construction crap. :mad: The lots around me are long with the houses on the front so I get the back of their woods to back up against mine :)
I looked at over 250 houses before I found this. I told the RE agent I wanted a vacation home to live in :) I have to say, after living for almost 40 years in big houses in the burbs, this is the best :)
And if I told you how little I paid for it, I would make you cry. :winkwink:
