non-internet opportunity seeking investor(s)

I'm wondering if anyone on here with money to spare (roughly 750K USD - 1 million USD, unless its more than one person) would be interested in the following: Buying beach property in playa Jaco, Costa Rica. There is an IDEAL spot full of tourists all year long, where the main bar/club was shutdown due to them not renewing their alcohol license. It's been vacant now for about 6 months. The bar was part of an American chain "Filthy McNasty's", but the owners have no desire to re-open it. Land in playa Jaco goes up in value approx 35-50% per year (as it has for the last 5 years). I wish to open my own bar/venue on that spot, however don't have the funds for the land. The owners, American, want outrageous prices to rent the land (400% more than another bar about 500 feet away pays). The deal is simple. You purchase the land, I take care of the bar. Benefits for you: 1) Premium property in a Costa Rica hotspot, thats value will increase annually. 2) No need to hire someone year round to watch and maintain the land. 3) Should the bar become a success, the land's value will rise even more. As well as the fact we can workout some numbers on if the bar gets sold, you get a %. The bar and ideas I have for it will be a success, without doubt. I don't see how that would relate though as this venture is offline. If you meant references about the land's value, it's value the past five years, bank documentation, etc.....That is no problem I could have my lawyer put it together.
