Las Vegas real estate??? WTF!

So, I spent this weekend house hunting, and you can't buy anything in Vegas under 250,000 anymore. Granted there are a lot of new houses under that, but there in the BFE side of Vegas. All surrounded by dirt.

2 blocks from t\where I live I saw a one story 20 year old house selling for 419,000! I am upset.

Fuck Californians. They're coming over here and buying up all the houses. Booo!!!

Yup its out of control. Our house was $220,000 when we bought it 2 yrs ago, now its worth $400,000! We are selling within the next 6 months and moving to the NW. <side of town not of the country

Wow, are you just noticing this? The property values around here have been going up quickly since I got here last September. In the development behind me, there are a lot of 1,300 and 1,400 square foot houses all starting at around $200,000. I'm actually in Henderson, but it's the same all over the area.

New houses are always surrounded by dirt. Buy it now, wait a couple years for the development to get finished and the landscape to mature and it will worth alot more than what you paid for it.

I paid $273k for mine in Feb of 03, now the houses in my neighborhood are selling for $420k and higher.

I dont like the NW. I lived out there for 6 months, hated it.

Theres these 3 story townhouses in the center of Vegas, im in the process of buying one of those. Its cheaper!

Well, theres a big difference between Henderson and the NW side of Vegas. I like Henderson, but their prices are higher then Vegas right now anyways, so im screwed.

I own Land in Pahrump NV (Not buildable yet) Its only about 60 miles from Vegas take a look out there. The prices are not to high yet, not like Vegas or So Cal.

I'm out by Lake Mead and it's not too bad, but prices going higher as well...

We're in an odd area in that about mile on one side of us is trailer park heaven and a mile the other side are $500K+ homes

I was going to buy a brand new house there 2 years ago for about 450, I saw the same house listed this year for I think it was 825. Las Vegas Real Estate is Crazy. Don't I feel stupid about that one. If you are looking for the 250 price, you might end up in Lake Havasu or Arizona Somewhere.

I know, this kind of thing happened before. It would skyrocket for 3-4 years then come crashing.
