I thought about that. When I told my 16 year old about it all. He was standing near my change jar in the kitchen. He reached in.. pulled out a penny and said "I've got you covered." then he put the penny back.. pulled out a nickel and said "Got change?"

With my luck, if I'd sent a penny it would have jammed in the post office machines and never gotten to the mortgage company.

Mortgages are smart for many people for various reasons. If you have good credit and can take advantage of the decent interest rates, you can't beat them. If you need a way to build good credit, a mortgage is the best way. Even people who pay everything with cash need to have a credit rating. I could have paid cash for my house when I bought it back in 1997. My CPA said I needed the interest write-off on my taxes. I put a hefty amount down anyway. After 4 years he told me that the interest was no longer helping my taxes enough to continue it. That's why it's paid off now. BUT not before qualifying for a large home equity based low interest credit card that I'll have for as long as I want it. I can use that card to keep my credit history active and in good standing.

I am?....here are some numbers fir you

Bought my house in october 01 for 500k (No Mortgage)

If I financed it, my payments would be roughly $3k/month

My house is now valued at $780K

So according to my numbers I have avoided 78k in house payments and have an increased value of 280K..adding the two together that totals 358K in 26 months.....not a bad return.


Now if you want to talk rental properties, that is a different story.

With 300k I purchased 8 condos...I put down just enough to where my collected rents covers my mortgage/homeowners fees and property taxes for each...

There is a smart way and a dumb way to have your money work for you. The problem with Americans, is they love living beyond their means and just love extending themselves on credit.

You are absolutely correct about attaining credit....

I use three CC and for luxury items such as a vehicle, I finance for 12 months and pay as little interest as possible.....

I pay the CC cards off every month to avoid interest fees...As of now I have credit rating of 742....

So I think I could finance just about anything if need be....

I do agree with you with the benefits for the deductions for your taxes....I also understand that not everyone can purchase a home outright.....

I had a bank do the same thing to me on a VISA card - sent in the pay-off amount they gave me, and it was off by a day of interest, and they threw a fit over something like $1.21.

I've found that mortgage companies have NO sense of humor at all! My wife transposed the cents on a payment once. Instead of 72 cents she put 27 cents. We didn't even know there was a problem until the next month when we got a nasty phone call. After we told her we'd sent a check she looked it up and said it was in a holding fund because it short by 45 cents.

So, I got a late fee, a stop payment fee because I had to stop payment on the first check and send a completely new one (they wouldn't accept a check for the 45 cents or let me add it to my next payment). What a great way to treat customers!

when I first moved into my new place I had my cable modem and cable TV installed. After a month or so I dropped the cable TV and went to sattelite. Then my cable modem had problems and was down for about a week. I complained everyday and they credited my account. there was a mix up about how much I owed because of all of the changes and credits ect. I paid what I thought I owed and I get a bill for 75 cents. So I assume I'll pay it next month. A few weeks later they sent a guy out to my house to collect the 75cents. Apparently if you are more than 2 weeks late they send a collector to your house and they charge you $15 for for it. I tried to give him three quarters but then he told me about the fee and I just about flipped out. I was starting to wonder what kind of town I moved to.

Eventually the dropped the fee after much arguing.

The best thing I ever heard was a guy that got a parking ticket for parking for 63 minutes in a 60 minute parking area. He sent them a check for the ticket and in the memo he wrote " for blowjob given" They called him and said its not funny and he told them if they want their money bad enough they can explain that to the bank.

they, of course, did cash it

Another funny one today, on one of our ARS accounts that we don't really use right now we got a check for 40c's

It cost 60c alone in postage for them to mail it to me plus check fee's etc...

Oh well, might as well frame it or something.
