I'd use it as a down payment on a $2.5+ Million commercial property. Probably a strip mall or something else retail.

There are a lot of things I would like to invest in, but if that money came into my hands I would probably just pay off my mortgage. I hate that thing hanging over my head. I would enjoy the feeling of knowing that it would always be there and no one could take it away.

Put a down payment on a couple of apartment buildings or maybe some commercial property.

Buy into a proven franchise. A good one here if you've got that kind of money is a Tim Hortons, I know of two people who did and made their money back the first year.

$250,000 would be a 20% down payment on $1,250,000 worth of real estate. I would use that to buy some multi-family properties in a couple different areas.

Real Estate, dont be a dumbass. FHA foreclosures at 60% of market value with a little clean up and new paint and recoup the other 35% and look like a hero cause you sold it to the new homeowner at 5% under. Been doin it for years
