"The report cited a case of an 81-year-old Rhode Island woman who fell behind on a $474 sewer bill. A corporation bought the home in a tax sale for $836.39. The woman was evicted from the home she had lived in for more than 40 years and the corporation resold the place for $85,000, the report said. "

"One elderly Montana woman, who lived alone and had no close family to help her, fell more than $5,000 behind on taxes, the report said. After she failed to respond to letters from the company that bought her home in a tax sale, she was evicted from her Missoula home. As a result, she lost about $150,000 in equity in the property, according to the report."

local property tax laws have always been like this - if you dont pay local taxes, they sherriff sale your property.

it's been this way for decades. you don't mess with local property taxes.

How do people not understand this? Don't pay your bills, eventually they come after you. It's not "Brutal Gestapo Tactics"; It's the law.

It's pretty fucking simple. Don't pay your car payment or credit card bill, fall too far behind, they will put a lien on your home.

Is it excessive? Sure does sound like it. But usually there is a lot more involved. It's not like you fall $30 on your HOA and they take your house next month; It's a lenthgy process and if it gets to that point it either means the homeowner is a complete ass or has ignore multiple warnings.

I got into it with my neighbors and the HOA a few years back. I used to walk outside my front door and see my neighbor's side yard, all bushes and trees... We two trees on the property line, and our sprinklers watered eachother's grass in some areas.

He ripped everything out and install fucking concrete all the way to the property line, turning his driveway into a parking lot. I was fucking pissed so I complained, and they discovered a city law that states they cannot have concrete within five feet of the properly line. They had to take half of the driveway out. The just filled it up with gravel, and still use it park trucks.

It still looks nasty. I walk outside and all I see on his property is his truck, concrete, and garbage (usually pallets).

papill0n as much as I like what you're saying to some degree, WWII was started by the Nazis, and in theory you could say WWII was all to do with the aftermath of WWI which started when Franz Ferdinand was assassinated in Austria. The Cold war was a result of WWII.

But yeah anyway I know what you mean, wehateporn probably thought Pearl Harbour was started by the US government using airfix kit planes designed to look like Japanese aircraft and the boats that were sunk were made of plywood and the lives lost were fabricated (most probably)

Saying that I can actually see where wehateporn is coming from, when the facts are not presented properly it might look like someone owed $800 and their home was sold for $85,000. But what about legal fees, interest, payments not after that etc? Is that all in there?

As you probably know, in Europe all countries have Social Housing, or at least they did until Greece recently had to scrap theirs as an Austerity Measure. As the Austerity Measures work their way around from country to country in Europe we'll see more of the same, though I suspect most of the Northern European nations will be able to hold onto theirs.

This is why I could never become rich and powerful, or a politician...I have a heart. I think everyone should have free medical care, a free education, and if down on their luck, a home and food provided for them.

I could never look a child in the face and tell them they must sleep on the street, go hungry, or not receive medicine.

Lost to back taxes

It's a damn shame anyone loses their home. The elderly are particularly vulnerable with their fixed incomes don't keep up with rising tax bills. People get in a situation and are embarrassed to ask family or friends for help. There are plenty of resources that can help them, but many times they don't know they exist. People have lost their homes & farms for back taxes as long as there has been a country.

A simple mortgage foreclosure, you have to be served with notice then if you lose, you sell have 90 days to find a way to save your home. Some states also require a court hearing that means the person losing their home can at least stay in the home for up to a year.
As for tax liens, it usually takes 3 years of unpaid taxes to lose a home with a 1 year right to pay off those back taxes. That means for 3 years you got notices in the mail.

I'm on the side of the person losing their home. But fact is people walk away from their mortgage when things go bad. Usually tearing up the place before they go or it sits empty for metal scrappers to strip the place.

Every week I go to the local foreclosure sale. People occasionally show up trying to save their home. I give them my card and tell them I can help (no charge) but they never call. But I'm also there as I have several investors, who know I know the local market so well I know the super bargains.

I realize that sounds I'm preying on the unfortunate, but by the time they get sold at the court house door 90+% are vacant. The owners gave up for what ever reason. And more than 1/2 the mortgages are way more than the actual value of the house. You can probably bet the realtor, appraiser & mortgage company inflated the value of the house and the buyers income.

Losing your home over a $400 water bill isn't right. Most jurisdictions a foreclosure sale of any kind has to be approved by a judge. Seemed this judge failed.

I've always understood it that if you don't pay your property taxes, they'll put a lien on the property, and eventually will auction it off if you don't pay.

I recently talked to a friend of my who works in the county sherriff's office. She said here in central PA, you have to be behind property taxes for at least two years in order for them to actually sell your property at a sheriff's sale.

It can work out good for some though....we just moved into a house sitting on 23.55 acres. We're currently renting it at a measly $800/month (the house needs some work, which I'm doing). It turns out our landlord bought this property at a tax sale for a little over $10,000 (the previous owner was delinquent around $4,000 in property taxes). We're working out a deal with the current owner to lease-for-dead for a fucking steal on nearly 24 acres of land.

Sucks for the previous owner, but works out great for my family.

it's not "fair", it's not nice, but it is the way our property owning system has worked for decades, even centuries.

there are many ways to fight and resist this kind of behavior on the part of local governments and service providers.

in this case, amd cases like this, there should have been people or groups or government agencies that stepped in and tried to help - but, that does not always happen, and many people are too proud to ask for help.

I realize that sounds I'm preying on the unfortunate, but by the time they get sold at the court house door 90+% are vacant. The owners gave up for what ever reason. And more than 1/2 the mortgages are way more than the actual value of the house. You can probably bet the realtor, appraiser & mortgage company inflated the value of the house and the buyers income.

Losing your home over a $400 water bill isn't right. Most jurisdictions a foreclosure sale of any kind has to be approved by a judge. Seemed this judge failed.
In some states...if not all...the elderly (based upon income) can get a wavier to not pay property tax...and the tax will go on a lien against the property...to be collected if one sells or dies.

Where I live, all the elderly or disabled can get a tax rebate of 1/2 the property tax on their income tax. So if you owe zero income taxes you still have to pay the property tax. Say $1000 property tax you get an income tax refund of $500.

That looks like any average house in any average neighborhood. You made it sound a lot worst. It looks like you made him rip up only a couple feet. Why make some one go through all of that trouble over a couple feet? It looks like your drive way is just as big as his and as close to the property line. Your concerns are ill founded. You sound like a big dick. I bet he bitches about his asshole neighbor too but he sounds like he has a legit gripe. You are mad because he removed his bushes and expanded his drive way, oh the horror! Put up a fence if you don't want to see his house cheap ass or plant some of your own bushes.

Oh wait, I forgot the best part. I signed off on this.

Being as we are in a HOA, he had to filed paperwork and get it approved by the neighbors. I signed off on and approved a diagram of a little sidewalk that was three feet wide, going from his driveway to the back yard. Instead, he doubled the width of his driveway.

What's even better is after all of this, he had the balls to come to me and ask me to sign off on "improvements" on the other side of his property including an RV gate - that side of his yard backs up to the street, and clearly he wanted to add yet more parking. In fact, he didn't have the balls to come to me but instead sent his nineteen year old daughter. I'm a nice guy and I don't have a temper, but I can quickly raise my voice like a drill instructor. He won't be sending his kid around to do his dirty work any more.

You made them rip up about 12 inches of concrete because it came too close to the property line. You are lucky I don't live next to you I would be doing things just to upset you more. You are lucky, I would put a lot more than palets on side of the house to upset you.

Seems to me that you could have sued him for that.

Anyway...

I would have kept the lawyers out of it and offered the guy the following deal:

1) He get's to keep his entire paved driveway. No need to remove anything
2) In return, he replaces the bushes and trees he removed from your property with new ones of equal size. Have him toss two or three extras in for good measure. No fucking twigs, they gotta be as big as the ones he removed.

Problem solved (or at least mitigated). Right?
