    Selling website Formula

    Got a question for everyone....I know how to sell a site but I was interested in seeing what formulas and what criteria is important for someone to know about a site that is up to be sold.

    What do you think are the common factors to determine the pricing for a site is? Lets say....a link directory....

    I think main criterias is:
    niche;
    traffic amount;
    domain PageRank;
    SE traffic;
    and design

        Well....I owned a gay link directory and sold it to someone who wanted it, but he unfortunately has no time to run it, so I've taken it over as the webmaster again (just not as owner) but we talked and he has given me the go-ahead to sell it for him. So I am preparing the site to be sold once again...

        Just seeing if there are other methods from what I did before exists, plus thinking a bidding for it.

        When I sold it before, I did it as: 12 months of revenue, costs to run, the time and design of the site, and time to keep the site up to date monthly. Divided that by 12 minus the costs then times it by 6 months. Also taking in account for the traffic, SE rankings, number of listings, and the branding the site is developing, not to mention the relationship with the webmasters who submit to the site.

        This time, I'm thinking of tossing in the toplist site which compliments the directory as well.l

        Think the above method I used works well or is there a better way?

          There is no set formula for determining a site's value. A site is only worth what someone is willing to pay for it. Take the amount that youve invested in it and use that as a rock bottom starting point. This way in a worst case scenario you still get your money back. There are newbies to the biz that think avg adult sites are worth a fortune, you might be able to lure one in if you have game like a car salesman.
