Question about buying a website

Hello,

I'm an adult webmaster with several sites, but all of them have been build by me, and now i noticed a site that has no profit model but has huge potential so i want to contact the owner to buy it from him. (i would like to buy his site + domain)

Now my question is, if/once he agrees to sell it what are the usual steps to transfer owner ship of a site/domain? (i couldn't really find this anywhere)
