Buy him out. He's not fucked, you don't lose your investment, and you walk away with a clean conscience. If he doesn't want to sell, point out to him that he won't be able to make the payments... and explain to him that your only option is to sell your interest to someone else.
I don't know your life, so I don't know if that will work for you for sure... I'm betting you'll know what to do, though. Sounds like your heart's in the right place.
