For anything more than a few hundred dollars, why not use something like Escrow.com for peace of mind? Escrow ensures both parties perform in a timely manner. While escrow wouldn't prevent a site from prematurely dropping links, the buyer would know they are dealing with the actual site owner and not a scammer.
