The site I make will have no database and can be easily transferred to your hosting.

So here are my prices for this service:
Earning $2 at least a day = You pay $250
Earning $5 at least a day = You pay $500
Earning $10+ a day = You pay $1500

After the deal has been made between me and the buyer I will keep track on your site for 1 month and if the site does not earn as promised I will return half your money. If your site isn't making even half the amount promised I will return all your money.

This thread is interesting. From my perspective I would have to have a way of being sure that the money paid for the site wasn't then being used as artificial profits it. I would need a good way to see exactly where the profits are coming from.

I guess the question that a lot of people would ask is if one can create these sites and get them making money, why not keep them, why go through this unusual method? I'm not saying that the OP is doing this, but rather than any such deal could be open to abuse.

Why would someone sell these sites instead of keeping them? With my offer I am creating a brand new hentai site and marketing it myself. I merely market the site until there is a steady traffic and income then sell them off. I don't keep them because I don't have time to run them all. On my OP I mention that if the package you are paying for doesn't even reach half the target you paid for I will give a full refund. This is how confident I am with my skills in this niche. I also mention if the site doesn't reach the target you paid for I will give half your money back. This means if you paid for the $5 a day package your target would be $150 a month, I give about 2 - 3 months to add up all the revenue so the target for 3 months would be $450. If you earned only $400 of that $450 I would be paying you back half of $500 and you would be keeping the revenue earned already from the ads so basically you would be getting $650 back when you paid $500 in the first place. You can't really lose here, you only have to put your trust in me. And trust me the people that did have made only profits. I mention this to interested buyers via email. I don't really want to give out a load of clients names who I have worked with in the past but one of the most recent guys I worked with I done a very similar offer to this one and he ended up earning a lot more than what we talked about and he ended up selling the site for $400+ more than what I sold it to him for. Hes a laid back guy so I will ask him if he can post for me here.
