Australia has over 23 million people with English the being primary language also the 6th richest country in the world. yet estibot .net.au appraises my domain for $360,

Lichtenstein has only 37000 people in the whole country yet appraises at 39k

but with a population of 37k I have no idea what you would get but many other cities are larger then the whole country.

If I buy a domain i simply look at the metrics for that name exact search volume
and if its a Geo then the local exact match for that country and if I can make back my investment within 6 months depending on the niche.

I also dont listen to those you have never sold a geo domain in the same space or have any idea of the market its like asking a american real estate agent about the Australian real estate market, they simply Don't know the market.

I am no expert but I have sold a few .au names all above $xxx price point
