Selling a site for college students

I'm selling a website aimed to college students. I'm also selling its fan page with currently over 1k fans. Site is small, with around 200 visitors per day, but has a lot of content already. I'm not a good marketer but I think that the site has good potential, and it has some loyal followers that someone wiser could monetize better.
