using an agent to rent an apt
 
ok so im trying to use an agent here in cali to rent an apartment.. he showed me a bunch of listings today which had other agents..

im guessing my agent will make money by splitting the commission with the owner's agent?

Now i found a listing on my own which I like.Its also being handled by my agent. Can i still use my agent for this? Will he still get a commission or or gotta pay him a fee..

they get the first months rent from the landlord. You dont have to pay anything.

i know but im talking about using my agent to talk to another persons agent..

so if my agent gets first month rent, how much does the owner's agent get then?

If you find a listing on your own without using an agent in any way, then you do not have to pay an agent.

right but ive been working with an agent, but yest i found a listing on craigslist, called the guy up, and he gave me the info for his property manager..

so now if i have my agent contact her then my agent will not get a commission.. i kinda feel bad just dropping off my agent.. he spent hours showing me places.

who cares, he found places that you did NOT like. dont feel bad, it is their job to satisfy you and your needs. unless you have a signed agreement between you and him stating ANY property you find you will pay him a commission, you don't owe him/her a dime.

grow some balls and tell him to f-off if he comes back at you wanting a commission

I've done this with a property lease in the past. The two agents were supposed to split the fee and I was told by the "other" agent that this would be done. The "other" agent then left the company and took all the money without a single dime going to my agent. My agent never mentioned it to me. I found out over a year later from somebody else who knew my agent.

the thing is the owner is using a property manager, not really an agent per say.. will they still split the fee?

the only way the agent makes $$$ is if the property is listed in the mls and there is a fee to split i know plenty of people that own properties that have never listed them in the mls and have never paid an agent a dime :2 cents::2 cents:
