How is the "green" movement there? You could grow some specialty things if there's a market for it. Quinoa would be interesting I think. I want to grow some to sample all the parts of it.

Sounds good, but that idea would realistically require $250K (minimum) to get started as a small business. I've done some research, and shy of that, you are just a hobbyist.

Start a coop. Sell shares of the land and allow people to select either self-harvest/grow or you do all the work and they just pick up their share of the crops.

You can grow corn,soy,potatoes etc etc. I believe you can get a special grant for this and local foodies LOVE that shit.

Depends where in WV, I know where I am at there is a lot of locals looking for co-op land. I wouldnt touch a Micro brew in this area, wine maybe, but 2 micro brews are looking at closing now.

I don't see how anyone could possibly offer a realistic idea without knowing its location and various land attributes. What kind of soil, what kind of terrain, what the local market is like, how close it is to a major or minor city, what is the elevation, etc.

Also, budget.

10 acres in the middle of nowhere West Va. is basically worthless. 10 acres on a river, near major city, etc is different. Also is it really a farm?

Relatively flat farmland in the middle of nowhere - between other farms. No lake, few trees, soil samples have been sent out to see what type of crops could possibly be grown in the future.

I second the paintball arena idea or ATV riding club. A lot of people here in Northern Virginia haul their dirtbikes and atv's south or to WV and pay to ride other places.. Some pay each time.. others pay a yearly membership whether they ride or not.

allow companies to dump bulk dirt and stone there and rent a loader for a week and build a sick dirtbike track with jumps and shit. Have a waiver of liability drawn up and you are MINT

You've got poverty and working class there. I know. I come from there. Very little middle class or upper class.. and most of the upper class don't enjoy doing things IN the state...

and already own 100 acres of their own.. developed to play on.

If it's near the ATV trails... cabins are the best bet.

Our family owns about 5 mountains... in Lincoln County... one of those "bequeathed each year" to the next generation.. blahblahblah deals... so no one has did anything with it... My father has exclusively paid the property taxes on it in the last 15 years.. and it'll be my job/duty to do so pretty soon.. plan on taking full ownership by way of the property tax laws... timbering it.... and then doing resort style living with an ATV focus.... Or even a hunting camp...

Just depends on location.. and how many meth houses you have to pass to get to it.

If you need help with Log Cabins/Log Homes though... My bro sells in the area :) so hit me up.

10 acres.. ummm.. that's an awfully small amount of property..

if there is enough frontage, i would just cut it up into 10 one acre lots and sell them.

most campgrounds are in the 500-1000 acres + range.. you would only be able to have a couple dozen sites with no store, rec area, lake, etc..

These would be the things I would look into and which I chose to do would depend on some of things other people have said like location and proximity to major cities, utilities, zoning etc.

1. manufactured home park - these things can make some good money. A lot of people are buying manufactured homes because they are cheap and many are actually pretty nice. You have the land, provide the spot with the utility hook-ups and they pay you space rent. You could probably get 100-150 spots on a 10 acre plot (maybe even more) and make the park look decent and charge $300-$500 a month rent (depending on local economy maybe even more)

2. Storage units. Once you build them you rent the units and there is very little upkeep. You have to deal with customers paying and maybe not paying as well as keeping it secure, but you can probably run it yourself with little help. A lot of storage companies where I live run at 95%+ capacity with an average of $120 per month to rent them so it is some nice income.

3. If I were to go the route of actually farming it I would do as one person suggested and go Alpacas or I would raise Emu/Ostriches. You can sell the bird eggs, feathers, meat and chicks. A friend of mine's dad does this part time and only has about a dozen birds at any time and he makes some nice extra income. Alpaca's sell the fur and babies and it too is good money maker.

Good idea, I like the mx track idea too but I'm partial to that.
