Curious about prices for a good chunk of land, 10 acres (4 hectares) to 100 acres (40 hectares). House of OK size but efficient, not some mansion, do not need thousands of square feet. Prices for good contractors. Costs for vehicles perhaps? General labor costs? difficulty to set up electricity, internet? Level of medical care and costs? Ease in setting up legit businesses such as your avocado business?

you cant own land there, at least not more then a 49% share, better to lease or buy a condo

so you are looking for a large piece of land? can't help you there but I know a fair bit about the islands. are you more interested in northern or southern tland? adaman sea west coast or china sea east coast?

Some of your "wants" are extremely difficult Thailand, you can't own land outright, there is ways around it though proxys or debt recognition agreements, but unless you've been here for years like DWB I wouldn't recommend even considering land ownership.

Anything labor intensive is very cheap the first and second generation Chinese immigrants puppet masters living in Bangkok like to keep the Thais in virtual slavery :thumbsup
