How are site owner transferships usually done?
 

I know how to transfer the ownership of the seller's site to the buyer, but I don't know if the adult biz for example usually does it according to some standard way and if so, I'd like to know how it goes.

What are the steps usually taken to reduce the buyers and seller's risk?
