What can I do with extra office I am renting and not using right now?
 

Its not big, about 400 sq. feet with internet connection and so on. I have lease on it for another 8 months and hate to pay it for empty office space. My friend and I were going to do some mainstream photography in it but he got into some trouble with his wife and bailed out.
Any ideas?

re-rent it to someone else, put it on craigslist. A lot of people do that.

I would just rent it out...go with a six month lease and the final two months can be month-to-month. Unless you can't separate you from the other office, it would really suck to have somebody right by you all the time that you don't like.

Check to see if your lease even allows a sub lease.

Sub-let to webmasters and geeks who need cheap space; don't recoup the loss, just make good relations and cheap labour happen, pay half the rent...
