Just bought a new condo! this is the first place i've ever bought im 20 yrs old. just signed my life away this morning lol. now the hunt for a good tenant begins!

A cash flow generating investment isn't a speculative investment. Using your logic, ALL investments are speculative, which is true.

Buying/Selling out-of-the-money WTI crude options / futures (purchasing a derivative instrument when not used as a hedge against an ongoing business) THAT'S speculation.

For real estate, entering into a short-term private option agreement to purchase property (ie highly leveraged) with the intention of 'flipping' the property into the open market upon option exercise, that would be hardcore real estate speculation.
