Anyone ever been to Surprise,AZ?
 
I have only been to Arizona 1 time back in 1999. I almost bought a house then in Gilbert. Looking back i wish i would have. Im currently in CA but i have been looking in Az at new houses on different builders websites.

I noticed a city called Surprise where the houses are a bit cheaper then pretty much everywhere else in the phoenix area. Is this place a shithole or something? Anyone live there?

What are some good citys i should look at in the Phoenix area? Im looking for a 3500+ sqft house thats cheap :) But i dont want to live in a city with only a single gas station and 1 local food mart if you know what i mean.

The phoenix Metro area is gigantic. Surprise is way the hell out there. That's why the prices are so cheap. I know downtown Phoenix is going through gentrification (i.e. moving out the poor and putting in some nice condos) so you may be able to snag a good deal. If you do buy on the edge of town like I did, it's only a matter of time before the city catches up to you.

Oh, it's a nice town. Growing fast, my house is already worth $125k more
then I paid for it less then a year ago. It's alot like OC, SoCal.

Thanks for the replys, so Surprise is basically one of the last citys on the edge of the phoenix area then theres nothing past it?

About a 20min drive to phoenix from there or alot longer?

lots of horse property in Surprise, its a long ass ways out, it was on the news recently as being one of the areas where home forclosures was really high, they said allot of it was due to the income level in that area as being lower then other places plus a huge illegal immigrant population.

actually there is a pretty good strip club on 19th ave/deer valley in suprise.. they also make a mean steak. ;)

last i heard there were plans to make one of the biggest malls in that area... :pimp

All the homes, shops and places to eat are new!

We also have the Rangers and Royals training camp!
One of the worlds LARGEST Water Parks is being built here.

There are Mexicans in every city of Arizona. The prices of houses in Surprise are cheap compared to the East Valley where my house is. I live in Tempe, and the normal range for a house where I live is $300,000. I have Mexicans that bought a house down the street, so they can afford Surprise. I have been to Surprise and I have seen plenty of mexican homeowners there. I also have a friend that lives there and she said there are plenty of Mexicans there. Are you racist against Mexicans or what? Who cares if they live by you as long as they are nice and don't cause trouble.

If you are going to move here I would come check out all the cities. I personally like the East Valley better. The house prices may be more, but we have better things to do out here.

Shir!!! 19th Ave & DV is considered Deer Valley, Surprise is wayyyyyyy further west, like 100th Avenue & beyond.
Surprise is way out, I would say 30 to 45 minute drive to Downtown Phoenix (at least) depending on traffic. The joke that some people crack about it is they call it Surprise because it's a Surprise at how long it takes to get back into Phoenix.
If you had bought in Surprise 3 or 4 years ago, you would have been able to make a great profit. Now I am not sure. So I can't advise there.
The city of Phoenix is growing & they are building & have built a lot of new things on the "westside" both North (Surprise) and further South (Litchfield).
Everything in Phx is so spread out and regardless of where you live, you can take two left turns and be in a "bad area" unless you live in North Scottsdale.

Just dont buy in Avondale. My :2 cents:

Apparently you DO NOT go to Surprise

Every time I went Chandler, Tempe or Gilbert. I see people selling shit on street corners (mexican), I see dirty white bums drinking in the parking lots and hmmm, I even saw a drug deal..lol You won't see any of that in Surprise... anytime soon.

Sun City and Sun City Grand are here, old people WILL NOT live in those
types of neighborhoods.

Every city has it's issues.

On another note, homes in surprise go for alot more then $300K. My neighbors house is 450k, I just bought another house down the road for 560k and it's MTV cribs style pad.

There are homes less then $300k, most of them are cracker box 1 story homes that are 1300 sq. feet.

About the mexican thing, the city i live in now is probably 80% mexican and you can buy a 1500sqft house down the street with a "side yard" no driveway for about 550k

Well i finally went out to Surprise,AZ last week and i bought a house. Surprise was actually pretty nice, most of the city is brand new.

Here is the house i bought

Its probably gonna be alot more then 371k after i pick all my upgrades next month in the design center.But i get 3% off base price,a free 17k pool that i can upgrade for extra money if i want and a list of upgrades that total about 26k. So total i get about 50k worth of incentives.

I must have looked at 100 model homes from 20 different builders/communities, almost all of them were giving nice incentives..

There were alot of nice houses there for the fraction of the cost for a house here where i live in CA. Actually i cant buy a house in my city for less then 500k unless its a mobile home.

Someone mentioned El Mirage was a good place,i drove through that city from what i could tell all the houses were very old and it felt like the ghetto but maybe i was in the bad area of El Mirage.

I've only passed thru it driving between Tucson and Vegas. It seemed okay tho. It seemed no different than Tempe or Chandler or other surrounding areas.

Congrat's on your new home. I have had a home built by Richmond American ( in Nor Cal ) , they were great to work with . Is your home in Surprise Farms 2 , If so that is a great area . The property is rising in the Surprise Farms area faster than anywhere else .

Yes its in surprise farms, its near greenway road a little ways past the 303. Its brand new development in surprise farms community, my house is the 3rd one sold in the sterling series from richmond american. And i got a corner lot. They didnt even have the models up yet but i was able to look at the same model on a resale house. It will take about 6-8 months to be built.

Im considering hiring a private inspector to make sure everything goes okay with the house. Did you hire one for your house when it was built?

I really liked the area but the weather is nice there now i just hope i can take the heat next year in the summer after i move in :Oh crap But i upgraded the insulation on the walls and roof and also got this product called Tech Shield for the roof its supposed to block most of the heat from comming thru the roof. Hopfully it wont cost me more then my mortgage to cool the house in the summer :)

I know were that is ... I am off of Greenway and Cotton. The best time to use and inspector is about 6-10 months after you move it and the house has time to settle , you get a 1 yr warrenty on your house BUT in the state of Az any contractor MUST give a 2 yr warrenty. I am coming up on my 1 yr and I am having it done next week. I will be putting my house on the market in a few months. We are going bigger , we just bought at Cortessa ( Olive and Cotton ) A Trent home.
It wasnt hard for us in the summer, we have a pool and AC we just didn't hangout outside , BUt it is only for 2-3 months then the rest of the time the weather is great. We bought Jet ski's to take to the river and lakes.

I'm primarily in Peoria, AZ for 2 to 3 weeks in March each year. Mariners' spring training.
