What is common procedure if you buy or sell a website??? What do you do first??? when do you acctually pay??? best way to work around cheaters???

What kind of site ?? What price range ? What age is the site ?
There is loads of questions ... and You have to have an idea of what your Ideal price is... For high proced sites I always use escrow

there are 3 blogs for sale at 50 USD each ... both parties agreed on selling and purchase!
what would you do first to buy them???
it would be great if you explain in details with 1. 2. 3. and so on steps

I wouldn't...I can create a blog worth 50 bucks in the time it takes to dick around with DNS transfers, changing over servers and someone that might rip me off lol

use an escrow - sedo offers an escrow for external sales (5% of price, or maybe it's a fixed $50 fee - not sure)

small purchases <500 take cash first anything else use escrow

When I sold a site, it was cash loaded into escrow, domain/content transfered, check received from escrow.

That depends - I just checked and SEDO's fee is 3%. Escrow.coms is:
3.25% upto 5k (standard or 6.3% premier)
$162.50 + 0.26% for 5-25k
0.89% for 25k+

So it depends on the purchase fee.

I've never sold anything more than 3k and I've only ever used sedo (total of 16 sales) and never had a problem with them, so I wouldn't say they suck/...

no no - that's for sales made through sedo (ie if because of sedo, you found a buyer). You can use sedo to simply handle the transaction if you negotiated the sale outside of sedo in which case it's 3%.

I've had domains listed on sedo, but was contacted directly by the buyer. As long as the buyer doesn't make a bid through sedo, you can use sedo's escrow services at 3%.

As far as the guy asking what to use for a $50 sale - damn, just ask for the cash up front... escrow for 50 bucks????

I've used escrow.com in the past; no problems and their system is straight forward.

But, I wouldn't bother for a $50 sale; not worth it.

if the price is low and the seller is reasonably trustworthy just pay for it, and have the buyer transfer the domain soon after... if it's expensive, or seller seems shady, use escrow...

escrow.com is the best, they hold the money and once everything is transfered over then you release the money to them

I sold my first two sites for a substantial amount of cash. It was a private deal and I signed a non-compete contract preventing me from working in that market in the future. As part of the deal, I worked with the new owner to transition the operation and bring him up to speed on everything.
