possibly stupid questions....I realize this.

But when listing "the number of rooms" in a house for sale, do you count the kitchen as a room? Or is it automatically understood that a kitchen is part of the house in general?

What about a large fully furnished Sun room? Do you count that as a room?

Lastly, what about an L-shaped great room, where one section of the L is used as a dining room, and the other side of the L is a living room. Would that be considered one room or two?

dont count the bathrooms as "rooms"...

the number of rooms typically refers to Bedrooms so you would post 3bedrooms + a large Sunroom
A large Den with nook
the bathrooms are then counted separately :thumbsup

List only the # of bedrooms and bathrooms to start (if there is no tub or shower in a bathroom, that counts only as half a bathroom.)
Anything else is listed as extras, as such...
3 bedroom, 2 ba, includes extra sun room, living room, dining room.
Unless I were your agent, I wouldn't mention the L shape as anything special.
