Just 2 days ago I got the offer to buy a top non-adult domain simular to business.com for just 100.000 USD.

I want to develop a top site for this domain and make it the number one site for the business related to the domain and sell it for millions or maybe keeping it if it generates enaufh revenue.

I am an SEO and SEM specialist and am able to create the most advanced, I am also accepted in many premium Google Developper programs because of my references and spending in AdWords. I've been accepted for the AdWords Developpers program in wich I am able to create custom AdWords aplications. One of the services offered from this domain will be an custom AdWords aplication optimized for the specific business where businesses can maintain ads in Google easily without the need of hiring an AdWords professional or in wich they can promote auctions on the site in Google without the need to have a website.

This is a oneword domain, wich means a specific and big business. A business wich existed since the beginnig of time.

I am looking for a partner who is interested to have the site developped to the max and has the money to not require the domain to be sold before the site is fully developped and the number one site for the specific business.

But EscortServices.com is a verry nice and expensive name, if you develop a super site on it you can sell it for $100.000.000+

Well, what did you expect by posting on a public forum ? If you want to work out a deal without curious questions, make a business plan, pick up the phone, call long time business partners, meet them for a nice dinner and try to convince them...but if you come here and post about a sum of 100k$, don't be surprised about the reactions.

I've seen the domain, and I told the guy I would not blab the name so I won't.

But suffice it to say he is well intentioned and the name is certainly decent, but it's not near anywhere what he thinks it is for reasons I don't think he quite understands.

If the name has low traffic, low Overture bids and low potential for sale to an end user, it's not worth $100k.

Jan, btw, can I make a suggestion? (and I'll post here for others to learn from as well).

It makes much more sense to lease the domain with an option to buy at the seller's inflated price. This usually helps get the leasing agreement, as the seller keeps the domain, but you get a test period in which to try out your theories, but don't have a steep upfront cost. Lots of guys do this.

You also build in first rights to buy at the agreed-upon price, so that if someone comes in during the lease period looking to buy, you get the first rights to buy it yourself.

There are a few companies that do this to brilliant effect. :2 cents: :thumbsup

DomBuyer estimated the value of the domain $25.000 wich will probably be the actual value.

I will contact the owner to see if it's possible to get the price reduced to this amount. If not I might buy the domain for $100k anyway since I am pretty sure I am able to make it valueable to return at least $50k per year and I really like the domain. I did find several (7) referenced investors via this thread btw wich proves the value of this forum!

DomBuyer, as you know my only experience with domains is with adult typeins, but I found a mainstream brandable name for about $7k which I believe could be worth to the end user like 10 times more.

Can I hit you up for your opinion about it?

If my budget was bigger, I'd buy it in a heartbeat but usually my strategy is to buy good domains relatively cheap so that I never do any bad investment... And this is not really a typein name, so I'd have to buy it for re-sale value and I've never done it so far as I dont like freezing any money...
