Anybody looking to rent or purchase a townhome in Las Vegas/Henderson?
 
I have a townhome up for sale, but would consider renting it out or on a 1 year lease to own. It is near the 95 and 215 freeway entrances, on the east part of town and in a very safe neighborhood. The home is 1296 square feet, 2 bedrooms, loft, balcony off of the master bedroom, 2 and a half bathrooms and it's a corner lot with plenty of parking and mountain views.

Forgot to add that is has a 2 car garage and a community pool and jacuzzi. It is also 2 stories with vaulted ceilings and an oversized tub in the master. :thumbsup

The house is also vacant right now so none of that furniture is present.

Really depends on the square footage.. The home I just bought with 2 bedrooms and a den at 1600 sq feet ran $325k. Some run more and other less.

AT a loss... I have to talk about the options with my broker, as we haven't fully talked about rent (since I am just now considering it). I would say somewhere around the $1200-$1300 a month range.

Selling is my main goal with a lease to own option 2nd. The price I'm offering it for is almost $20k less than what they are selling for new....And I'm on a premium lot. :thumbsup

so it would probably piss you off if i told you that friends of mine bought a house near the airport back in 1996, 2 story, 5 bedroom, 2 car garage, and almost no backyard... for $195,000 and just sold that exact same house for $1.25 million. no joke.

How long have you been trying to sell it? If more than 60 days, you're asking too much. Though the rent sounds reasonable.

Not really... My parents purchased a home for $217k in 1999 with 2k sq feet, 3 bedrooms and a strip view... The same is going for 500-600k. :thumbsup

I would have done the same except I was 18, just out of HS and just starting in this biz. Since I graduated college I've been able to afford things I once wasn't able to. I'm blessed. Sure I could get more back then with what I pay now, but thats just how things go sometimes. Vegas is still VERY reasonably priced for a large city. It's a slump right now, but I'd bet that we'll see increases again in 3-5 years. :thumbsup

I've had it for sale a little over 60 days but have dropped it $13k in price since the original listing. There's no way to ask less unless I feel like eating my cash. In that case, I'd rather rent at a loss (or lease to own) and hold on for a few more years until the supply and demand evens out.

Bumping for ya :) That's the problem a lot of people who bought at the peak are going to have. But with interest rates going up and people getting foreclosed on, you should be able to find a large pool of renters :)

The sad thing is that I bought the place well before the peak. The workers were delayed 9 months on getting the property up. I was beyond pissed, but what could we do.

I'd personally rather dump the house off at a loss than rent though. I've heard some horror stories. Lease to own is my second option and Rent is a distant 3rd. :(

I lived in Vegas four years ago now ... and when I first moved there real esate wasn't bad. Had I not been fresh out of college and poor, I would have invested in real estate. I watch it skyrocket over the two years I was there. It was nuts ...

That's put me in too far though... My original asking price was only for a 19k profit... a 20k 2nd would run 40k+... I'm not looking for a profit. Just to dump it. :thumbsup
