now i have to come up with more money to make the buy

with paying taxes and buying a property all in the same few months

im going to be eating ramen noodles..lol

make the seller eat it. unless the market is so hot that he can get 10K over appraisal, I'd renegotiate.

Ouch! I just had mine done on my new purchase... Luckilly I had the opposite problem.

My problem is selling the house I am in now. the market has slowed to a crawl :(

Ahhh fuck I have been there dude, you might want to consider getting another appraisal... I am suprised the appraiser didn't go up by 10k? That seems kind of silly... Call Ian and ask for another appraiser.

dude,,,just found out the appraiser spent no more then five minutes at the property...and also..he missed over half our lot size....what a fucker..lol

yeah..but i think we got a fair price already..the appraisal guy missed over 2500 sq ft from our lot size

I just went through this with the house I bought.

Most everybody in the entire real estate industry - loan processors/brokers, appraisers, agents in particular, are incredibly lazy and grossly overpaid.

Have your agent do some comparables for you. If s/he is competent, that should give you a good idea of whether the appraiser is in the ballpark or way off. My guess is screwing up the lot size is an indication that the appraiser was sloppy all the way through (that info is in the real estate listing which he shoudl have had)

Also, if the appraiser isn't very familiar with the specific area, he may have no idea about comparables. You can ask for another appraisal, but you'll have to pay for it, and if it's way off from the first one, the bank might request a third one.

Bottom line, though... if the appraisal is low and a second one also comes in low, the *seller* not you, should eat the difference. If you're otherwise a strong qualified buyer, the seller would be an idiot not to lower his price because the market is soft and buyers aren't lining up at people's doors to buy.

That's why its important to be there during the appraisal and inform him of any upgrades/options that he may be unaware of.

You're either overpaying for the house or the appraisal is wrong. Get some comps in your area. The appraiser for my last house tried to do the same thing. I told him if he could find a comp house for what he appraised mine at I'd give him $10K in cash. He couldn't. In fact, the final appraisal came in about $5K more than the selling price. Most appraisers just do a "drive by" appraisal. Either get another appraiser or don't buy the house.

i think the appraiser is on crack

he missed about 2500 sq ft off the lot size...our lot spans 3 peoples yards

similar houses in the hood...sell for more then this one...i think i got a steal of a deal...just this guy spent about 4 minutes there

1. Contact the seller and tell him the bank loan hinges on the appriasal value, and your afraid it might not go through.

2. Ask him if the loan fails will he be willing to lower the price so you can get a mortgage.

3. If he says yes, ask your loan manager to write you a letter stating they are concerned about the low appraisal.

Yeah, did you get comps done before hand? That would give you an indication of what comparable houses in the same area are selling for. Any real estate agent can do that.
